I am looking for a little feedback for these two subdivisons and which may have better schools and which of the two would be the preferred area to live in. I have recently relocated from Georgia and have found houses in these areas and just looking for the best neighborhood in this area. I have read all the negativity but the Kissimmee area is the only one around orlando that has there home prices inline with the current market conditions. Any information on this area or possibly Kissimmee Bat would be greatly appreciated.

I think that I would rank them as followed: Kissimmee Bay, Oaks, Remington.. with the last two at almost a tie. They have their positives and negatives. The Oaks is really nice but the traffic getting in and out on John Young is CRAZY sometimes. I don't know if you have children but I will give you info just in case. The Elementary school for the Oaks would be Pleasant Hill and that is were my children go and it is one of the best in the county. The middle school would be Horizon which is a pretty good school. Remington is nice as well but has slowly gone down in the last 2-3 years because of over building and the house values have plummeted very badly. However, it is a gated area with great amenities. My best friend lives there and likes it a lot. Her children go to Partin Settlement Elementary and it is also a great school. Kissimmee Bay is the best in my opinion because it is a little more secluded and quieter than the other two. The house prices have not gone down as much either. It is zoned for Partin Settlement as well (I believe). I hope this helps. Let me know if you need further info.

I agree with your rankings Kissimme Bay is very nice but a little pricey, Remington seems nice but starting to look run down and very poor yard maintenance out of the homeowners but is in my price range. I do have kids which brings me to my next question what kind of youth baseball and football programs are around that area. My kids are 10 and 7 and football is one month away and I am looking to help coach somewhere.

There is also The Osceola Panthers football. My kids are play and it is great. They will start early registration for Fall ball soon. I have lived in Remington for 10 years and really like it. I did consider Kissimmee Bay at first too but they charged like $120 a month 10 years ago and it only covers lawn care of common areas and the gate. In Remington I paid a total of $1,049.00 last year for the CDD and that covers all maintenance of common areas, clubhouse/pool use and security guards in the evenings. Just a much better value in my mind. Plus I have children (now graduated)and Remington had places for them to go and play with other kids who also live in Remington and I loved having the schools at the end of the street, just a good asset for the neighborhood. Kissimmee Bay hardly had any kids, mainly older folks. Remington does have its share of retirees too but it is a nice mix in my opinion, not too many of either.The Remington HOA is active and does not hesitate to let you know if you need to do something to keep the house/yard up to par. They just took out all the sod from the schools almost to the clubhouse and put in a sprinkler system and re-sodded, the rest of the common areas up the main road have sprinklers and all homes were required to have sprinklers (that use reclaimed water). But what I really liked about Remington was the way the Golf Course lines the main road, it is so nice for walking and exercising and having it all open vs just walking on the sidewalks and seeing houses, we get great breezes off the lake that does make walking, especially in the mornings really enjoyable on the sidewalks along the main road.

The Little League fields are a few miles away on Oak Street near John Young Parkway and 192 (central Kissimmee, close to down town). The football leagues play at the High Schools. So the closest one to Remington is Gateway High School (the Panthers) which is only a few miles away. There are a lot of sports activities in St. Cloud also and that is very close. No matter what area you move you will be able to find sports activities within a few minutes drive.

Are you looking to buy or rent a home?
I work close by Reminghton and is a pretty nice area...defenetly groowing. You can find pretty good deals in the area now...only few minutes away you will have shooping, hospitals, school of medicine,and many more things that will raise que property value in the near future. Schools are great!! and lots of private school within miles. If you need any help in renting or buying, I can refer you to someone. |

The county just built a huge ball field complex just up from Remington and Kissimmee Bay, off Lakeshore about 1/2 mile down from the Publix at the corner of Boggy Creek and Lakeshore, heading toward Kissimmee Bay. There are even adult leagues playing there, it seems well used. Remington also has a ball field and it is used during the season by some teams for practices.

any more pros and cons on the oaks subdivision? I know the golf course is definetly better than the others. any help ?
