The problem with a July 28th closing is a lot of insurers won't bind coverage until the end of hurricane season.

We currently have Tower Hill Preferred, although we might change to Chubb.

The reason it matters if the home is over 10 years old is that more stringent building codes were put into place after Andrew, and older homes tend to blow apart during hurricanes while the newer home next door loses a screen and a few shingles.

Hi
I am based in the UK but have a villa in Davenport, Florida that I have let out on a long term contract. Could someone please advise me what isurance I need, I have been told I need an umbella policy to cover claims within the property but what other insurance do I need?
What do I need to check to ensure that the company I am dealling with is genuine, good and financially stable?
Are there any Assosiation American insurance companies should belong to.
Sorry alot of questions but I know it is very important to get it right, any recommendations with website/email details would be greatly appreciated.

You should have the property insured for fire and other casualty including wind storm peril. You also need liability insurance, especially if there is a pool. You do not need to insure the non-affixed contents, your tenant is responsible for insuring their own personal property.

You probably don't need an umbrella, although they only cost about $200 a year for a million in liability, so IMHO it's worth the coin.

It can be almost impossible to get homeowners insurance in Florida for non-owner occupied properties.

If you insure with Chubb in the UK, they will generally insure your USA home as well--but not always.
