The problem with a July 28th closing is a lot of insurers won't bind coverage until the end of hurricane season.

We currently have Tower Hill Preferred, although we might change to Chubb.

The reason it matters if the home is over 10 years old is that more stringent building codes were put into place after Andrew, and older homes tend to blow apart during hurricanes while the newer home next door loses a screen and a few shingles.
