Recommendations for home owner's insurance?
We are buying a house (closing July 28th), and we need to find the best rates. Of course, we don't want any fly-by-night insurance companies, but naturally we want the best rate. Thought I'd turn to this board for advice first.

Hi,
This forum seems quite busy, but I'm surprised not one reply to your thread.
I too am looking for recommendations, I assume you have got a policy now.
I will be looking a policy that covers Short Term Rental though.

Are you looking for rental insurance (covering your personal property) or insurance to cover a property that you rent out (what they call a dwelling policy)? Rental Insurance is pretty cheap no matter what company you go with but I know for about 20K of personal property coverage it would run less than 150 a year with most companies. I recommend Universal Property and Casualty for that. If it is a dwelling policy then it would depend on the age of the property as to which company you should go with. There is a company called Homewise that I have seen great prices from on homes older than 10 years. If it is newer then that I would recommend Sunshine State Insurance. They have the best rates for homes 2001 and newer.

Thanks for the info.
It would be a policy to cover the home and contents on a property I rent out on short term rental (as a vacation home).
The home is over 10 years old, surprised it makes a difference!

I just bought my house 2 months ago. Most of the insurance companies are not writing new policies or they will required you to buy automtoive+home bundle.
I got my insurance from ASI (american strategic insurance). They don't deal with direct calls from the customers. YOu'll have to go thru. AAA.
So far I'm satisfied with the service.

One of the issues for a realtor is that we are not allowed to comment about specific insurance companies in the form of making suggestions.
I have run into one in particular that seems to undercut most of the competition. They quoted me for $385k in coverage, w/ replacement cost and all the bells and whistles 1350/ yr. My Nationwide policy comes in at 1450/ yr for the same coverage.

Things are getting better AJ67...I have seen people with premiums as low as 400 for 200K coverage. I just hope this hurricane season doesn't screw up the good direction things are going as far as prices.

I am also with ASI. My coverage is about $1000 a year for a house valued at $260K.

I've been inquiring to quite a few insurance companies and no one wants to cover short term rentals long term are ok. I was told Universal doesn't cover short term rentals. After some confusion I repeated to the agent that it was short or long term, then she finally got it and said it would be hard to find a company!!! I know that there are literally thousands of people doing short term rentals but are they properly covered.
