Too often people search realtor.com and only focus on price. They want to get a lake front property for 100k and get dazed by all the properties under 80k.... that is until they actually go see them and realize there is a mobile home park next door, and cars are in drives on blocks getting their engines overhauled. When I approach a client I likke to get as much of a feel for what they like and dislike.
the importance of schools is my first question as it narrows the field quickly. Price is important as there is no reason to search isleworth if you are financed to $130k. Do you like older homes vs newer? single story vs 2 story. size, then features...pool, golf community and so forth. When I show a couple homes with someoen I can quickly eliminate a large number of properties.
As realtors we can't entertain requests that revolve around the protected statuses, age, sex, race, religion familial status and so forth. Remmember it is an agents license at stake should these be addressed. Thats why you see a solid absence of posts from agents when one of these are mentioned.
As you drive a neighborhood look at the surrounding homes, not jsut the one for sale. drive the streets near and see if it is an area you are comfortable with. Are the lawns cared for, are thugs roaming... whatever may affect your experience.
When I moved here I called several realtors and could not find one that was willing to help me find a home. I found that quite surprising... No one would offer any ideas send me searches or really even give me the time of day. Now that I am an agent I guess I don't want others to face the same experience. I don't deal with only high end propertieis. yes I have a $1M listing nad show those properties but I show all of them I even look at 25k places for out of state buyers. I don't think anyone should buy a home alone. This city is very diverse and won't meet the needs of many out of state people in all the areas.
It seems some have a reluctance of using agents. Her eis the way it works agents get p[aid by the seller so you do not have a charge using them as a buyer... well unless their agency charges the "administrative fees" most do around here and I find it greedy. I don't charge them. Be aware most do. they will ask you to sign a disclosure statement and it is usually hidden in them. this is a broker choice and the agents don't control it. I suggest finding an agent that seems to have a clue about what you want. and actually sends homes that reflect what you told them.
Its amazing some of the stories I hear from people... agents sending homes at twice the price range of what was asked for. or agents not responding. There are good and bad agents unfortunately. I don't think anyone starts out tying to be bad but they simply don't mesh with the particular party they are dealing with.
If your goal is to buy a home and you have a good idea of what you like let an agent in the area know and see what they can sned you. if they hit the mark work with them. I suggest that you be considerate to them as they are spending their time and money with you. our only payday coomes when you close a deal with us. Then we have served you well.

Hi,
We are from out of state, and are considering certain properties in zip 32833 Wedgefield area. There was no mention in this thread. Our intention is for retirement in a few years, low cost of living, good neighbors and low tax, etc . .
Please advise and comment

That is an older neighborhood in an area I would not suggest overall. I am sure the bigger issue will be the type of surroundings you will be around and noise than actual crime threats, but it is not the nicest area. It is similar to the way I feel about the 32807 and 32822 areas.

Area that are good are occee,winter garden, winter park, any thing near the ucf campus, kirkman drive near international drive, or universal studios area,

32825 is mostly a good zip code, there are some undesirable places in it though, like north of the 408

I live in 32837 and there are good and bad parts in it. IMO, in that zip, anything in Hunters Creek and Falcon Trace are good. Deerfield is ok as is Heritage Park. The other areas there are not that great, they have a lot of sex offenders and high crime.
