It is dumpy in most parts more than actually being bad. There are some nice pockets toward Lee Vista but now there is a Walmart there so oops, there goes the neighborhood!

Here is a zip code map for Orange County, Fl if anyone is interested. This should help locating some of the zipcodes in question here. Most zips in the Orlando Metropolitan area have good areas and bad areas. Even nice exclusive areas like Dr Phillips is located in close proximity to one of the worse areas in Orlando, which is Pine Hills. You really can not lump most zip codes into a bad area unless you ask your real estate agent. If that isn't working, find a new agent, or go and look for yourself.

For those asking about schools, here is my list of top public high schools in the area.

1. Winter Park- north east
2. Boone- downtown
3. Olympia-Windermere
4. Dr Phillips- south west

FCAT scores are the number one criteria in grading schools in Central Florida. This list includes the Grade(A-F), Poverty Rate, and Minority rate of all public elementary, middle, and high schools.

How is 34747 specially Legacy Dunes? The place looked beautiful and I am excited to have a Publix and Target near by but is this a good place?

Default Can anyone tell me which area is better, blue or green?



I am going to invest a rental property, 2 properties, 1 in blue area, and 1 in green area.

I guess green area should be better, quiet, and safer, but generally speaking, how bad could these 2 areas be?

Will they turn my house into a dug dealer store?

All that I can really imput here is that you've chosen one of the lowest income areas of Orlando.

I'm not in that area much so I really couldn't tell you what to expect.
