It is dumpy in most parts more than actually being bad. There are some nice pockets toward Lee Vista but now there is a Walmart there so oops, there goes the neighborhood! |

Here is a zip code map for Orange County, Fl if anyone is interested. This should help locating some of the zipcodes in question here. Most zips in the Orlando Metropolitan area have good areas and bad areas. Even nice exclusive areas like Dr Phillips is located in close proximity to one of the worse areas in Orlando, which is Pine Hills. You really can not lump most zip codes into a bad area unless you ask your real estate agent. If that isn't working, find a new agent, or go and look for yourself.

1. Winter Park- north east
2. Boone- downtown
3. Olympia-Windermere
4. Dr Phillips- south west
