I've been looking around for reasonably priced homes within 30 minutes drive of Celebration and just recently discovered Providence in Davenport. All the homes are new build, I think there's five different builders in the community. I've got my eye on a 4/3 backing up to a lake, built by Lennar. They're still under construction, and was told by the sales guy they are "motivated" to sell, so was wondering if anyone had any tips on how to get a good deal?

The surrounding area doesn't look so pretty, but there seems to be a lot of development going on and new roads being constructed, so maybe it will get smarter in the future.

Anybody familiar with that area?

And any tips on how to negotiate on a deal? The houses seem good value to begin with......$230k for a 4/3, 1900 sq ft, all appliances included, and good quality fittings......but would like to get it for less. So how do these builders respond to haggling?
