My wife and i are about to rent a house from a private owner. We were told today that we will also have to pay the association fees also as well as take care of the landscaping. Is this fair, i thought the hoa fees are the owners issue. Someone please let me know

It is not customary ....the owner always does. Sounds like they wanted to advertise it cheap then pile it on. Otherwise he would have just folded the costs into the base rent price. I dont pay HOA or anything outside neither does my son. I dont even pay cable.
Find a different place, there are zillions of them. I wouldn't trust this guy he's probably broke or something and a high risk for you as a tenant. My son's last landlord got foreclosed on in month 9 and before that all the appliances broke and he wouldnt fix a thing. Unless this is some wierd Orlando thing I never heard of but I doubt it. ALSO the term 'take care of the landscaping" can really get you in trouble not to mention a ton of work. If stuff dies he can hold you responsible for example depending on the wording of the lease. I wouldnt want to even mow imo, there are fire ants and junk out there. AND if the grass dies he can blame you if there is another drought and you dont water. Walk away. |

I have never heard of a tenent having to pay the Association fees. This is the responsibility of the owner. Sounds to me like he is about to forclose and is trying to make some extra cash.
It is common for tenents of single family homes to mow their own grass. But these terms vary by owner. |

I agree with the others.......run from this rental., there are many others.
You do not say how long term your rental period is, but if these terms were not disclosed to you when you agreed to rent, you should be able to get out of it. Tell them you will not pay the HOA and landscaping fees, etc, and see what they do. Frank D. |

Find out what the hoa dues are. I've never heard of a renter paying the HOA fees, but if you are getting a good deal on the rent and the HOA dues are only another 20-40 mo., then I don't see what the big deal.
Now if you live in a community where the dues are 100+/mo., then you might want to think twice. I don't think the association will recognize you as the owner though - so even if you didn't pay, the owner is ultimately responsible. If I were the owner and wanted you to pay the HOA fees, I'd add it to the rent. I wouldn't trust a renter to pay that bill. They can hit you up for late fees, etc. |

The owner is probably double dipping...he is collecting HOA fees on top of the rent. Tell him you want to shop around and see if other private owners include HOA as part of the rent.

it can go either way actually. it is pretty normal for the renter to attend to the lawn and normally the homeowner deals with the HOA. Your home owner is making this very expensive for you so I would explore the options at least. If his rent is really cheap then it may be a good deal to pay the HOA... it is hard to tell with the limited info. Where is the home? rent? hoa?, size? Ask an agent to run the same area and see what is available you might find a better deal. It doesnt cost you anything to use the agent.
I don't say know without the info but check out the options before you commit. |
