I used to live there. The elementary schools there are pretty good, but the middle and high schools are horrible. My brother in law was a police officer there and let me tell you, I couldn't wait to get out of there. Originally it was a more affordable option for cost of living than Orlando and it's surrounding suburbs. I have friends and family who still live there and it's not what it used to be. They don't complain so much about sink holes or flooding problems, but maybe other areas of Deltona are prone to it than where they live. My sister lives in Orange City which is right next to Deltona and she can't wait to leave. There are some "deed restricted communities", but like another member said, you can have a really nice house next to a dump in most areas. Unfortunately without any kind of accountability, your neighbor could paint their house pink and blue and you'd have no recourse other than to hope they come to their senses and repaint!! Oh, and I worked downtown when I lived there and the most it ever took me to get to work was 50 minutes and that was when there was an accident. I would definitely look into Lake Mary or Longwood. Better schools, lower crime, and it's just asthetically nicer looking overall. Good luck with your search!

Deltona is less expensive than Orlando for a reason. Check into insurance rates and crime.

My in-laws moved to Deltona in the 70s because it reminded them of the northeast. There are a lot of pine trees as opposed to palm trees. They enjoyed living there. We still have two lots down there and none of us want to move to Florida so if anyone is interested in building lots, you can email me. We're not interested in listing with a realtor since we're not in a hurry to sell them. We're not actively trying to sell them but if someone shows an interest, then we would be willing to talk. Thanks.

There are various routes to take besides I-4, such as 17-92 or 417 (toll). We have a 4 bedroom home with an oversized inground pool that is going on the market next week in a very nice section of Deltona Lakes. No sinkholes, taxes are a bit high and in the past 4 yrs we've had very little damage due to hurricanes. No flooding either. If you're interested in the home let me know (it appraised 08/06 for 195k).
I also live in Deltona and absolutely love my neighborhood!! BUT we're moving to South Jersey the end of April. I plan to move back here hopefully within 2 years. Moving to South Jersey is certainly NOT my lifelong dream but you do what you gotta do.

Exclamation Nice, but watch for traffic jams!

Are the insurance rates really high (not sure if Deltona was hit during the past few hurricane seasons)? And whats with the sinkholes (I saw a post that this may be an issue)? How are the schools? Any information would be helpful.

Also any ideas of affordable single family housing in the Orlando area, with good schools and neighborhoods?

Thanks!
Deltona is nice, but it is a residential area only. There are probably a few gas stations and a couple grocery stores, but that would be it. In high school, it was known as 'Dulltona' due to the lack of stuff to do.

It has grown a lot in the last year, so who knows what the future will hold for the area.

Oh and I have to let you know that if you live in Deltona, you will be relatively close to Orlando and Daytona Beach. But if you go down to Orlando, it will suck in terms of traffic. It is a 2-hour minimum each way from Saxon blvd to downtorn Orlando on most normal traffic days.

I think that offsets most benefits of living in Deltona. It is a nice, clean, safer, more affordable, newer area, but the driving commute wil be hell.

I agree. It is a very "small" but large community outside of Florida. It does not take HOURS to drive there. We are relocating to VA due to my husbands job sending him there, otherwise, we are raising our children who are 8 and 2 here. We've lived in Deltona 8 years and yes, there are moments when things are not the best, but that is anywhere. At least we're not Orlando where you get shot on the bus corner.

Check out my classified ad for my house if you are interested in looking at it. Thanks.

I lived in Deltona the last couple years and and personally i didn't like it but got used to it and made some friends....but as far as somewhere i would settle down....no i dont think its a good place.....houses might be cheaper than orange or seminole county but theres nothing to do there and its a lot of one lane bumpy streets, it has this weird feeling like there is some kinda criminal element wandering around all the time....i delivered pizza there so i can say that ive met most of the people in that town.....lots of family oriented people but it is kinda weird because you will have a really nice house next to a real dump with people smoking weed in the front yard and then the next house will be middle class people then there will be 2 more dumps next to a really nice house and thats how the whole town is. ....lots of people go fishing out there though.....you always see people on the lakes while driving by....there is only a couple of places to get groceroies too.....and Wendy's is the hang out spot after 10 oclock at night

WOW! I guess you don't like it here, uh? I personally like the quiet and the fact that I don't live next to the mall. Oh, well, we are all different.

No it doesn't take that long, My fiance work off of forsyth in orlando and it takes hi 45-60min. He does take 417 the toll road, halfway down, and on the way back he takes 417 then he takes 415 to get into deltona, there are options.
