Please take the time to check out Oviedo. It is one of the most coveted areas right now in Orlando. The schools are A+ rated(yes all of them). It is clean, many parks, family oriented, church community, colleges nearby. It is a great place to live if you like the suburban life wit the convenience of the city being only minutes away.I grew ou there and have three little ones now and cannot think of a better place in Orlando to raise my children.

I think Winter Park is the absolute nicest area in town, but since you mentioned newer areas with nice landscaping, etc. I would suggest Dr Phillips, Windermere, or Heathrow and Lake Nona.

There are many nice gated communities in your price range. As for schools, Seminole County has the best hands down. I work for Seminole County Public Schools as a teacher & basketball coach. We have earned A's every years since Florida started grading school districts. In addition, Lake Mary finished #4 in Money Magazine's Best Places to Live. Winter Springs finished 31st. You can compare individual schools standardized test results by visiting Florida's Department of Education.
