I see where you're coming from being a real estate agent. I live in Winter Park, and i can say the area is nice, but I have started seeing a change in demographics, and so have you. So dont try to sell the good area of orange co without telling them about the bad. Yes i live in winter park, but what town in next to WP,? Eatonville hahaha. You talk about baldwin park, but talk about how the homeless and less desirables are being pushed back in that direction because of the construction going on around SR 50 &436.

You are right, there are some areas which are not great and some which people should steer well clear of. Bu that is not what you said. You said keep clear of Orange county as a whole and the schools were all bad. I think you have just proven my point for me. I said there are some great areas in Orange county and there are. I didnt make a blanket comment on the whole of Orange County like you did. Seminole county has some pretty nasty areas aswell. If you think there is a county which is absolutly perfect then you are living in a dream world. Each county has its issues, but not every place in every county is bad and stating that is the case like you did is ridiculous. Wht you stated in the post i have quoted below isnt what you stated initially.

In terms if you take a look back at previous threads you will see i have always said that Baldwin park is a very nice community, but it is situated in a dreadful area. The problem is if you choose to live in an area of winter park which is only a couple of blocks from a less desireable area, you are going to see the over spill.

I lived in Celebration and now on the Winter Garden/Windermere border in an affordable neighbourhood and i see no such problems. My being a realtor has nothing to do with it. I offer an unbiased opinion which is backed up by a great deal of other people on here such as Wilshire who are not realtors.

cfIfan is right. You cannot bash an entire county based on some bad areas. Unlike a lot of other metropolitan areas, the bad areas are mostly spread out in pockets adjacent to some nice areas. You just have to do your due dilligence before deciding on an area.

Many of these "bad areas" were good areas up until about 10 to 15 years ago. I rememeber, when I was growing up in the Orlando area, that even Pine Hills and Rosemont were pretty nice areas complete with a country club.

The area I grew up in just did the opposite. Instead of going downhill through the years, it actually went uphill. It was a nice middle class area. Now it is a very expensive area and even has a new name, Arbor Park.

But you are right, I am not.
I have lived here about 3 years and I like it a lot.
I try to do research, go off what my friends in town say and how they feel about their areas.
I also get out a lot, so I see and observe a lot of areas. I have only personally lived in Conway though.

Well if schools are important then the choices fall in this order. Oviedo, Winter Park, Dr. Phillips and the Olympia side of Windermere. No where else has the A ratings for all 3 levels of schools... and certainly not Winter Garden. Lake Mary is a nice area but still doesnt have the quality schools of the 4 mentioned.
My personal favs are Dr. Phillips and Winter Park. but the other two certainly have great merit.

I take it you have children in schools in Winter Garden. As i have an 8 years old in elementary school here in Winter Garden i think that allows me to make a better determination.

You may want to check out the following links aswell and just type in the town of your choice, or for example Winter Garden

www.greatschools.net

If you go to https://www.ocps.net/cs/services/acc...andGrades.aspx this gives you the school grades for the last few years.

My daughters school is a relatively new school and has 3 years worth of grades, all A, so im not entirely sure why you think Winter Garden has bad schools.

Windermere hands down is the best area in Orlando to raise a family. It was actually given the "Best city in Florida to raise a family award" by Moderator cut: link removed, linking to competitors sites is not allowed
Second choice is Winter Garden (the side closer to Windermere)
Third choice is Dr. Phillips
