What's the scoop on the "other"(Seminole) side of Winter Park?
Anyone have any thoughts on the part of Winter Park that isn't really Winter Park? I'm looking at a home that has a Winter Park address, but is in Seminole County. I realize it's not the sought after side of WP, but is this "other" side acceptable? The schools are Eastbrook/Tuskawilla/Lake Howell High. It seems convenient to Orlando and MCO. Any help would be appreciated.

I can only tell you that parts of Seminole Co Winter Park are pretty rough. Anything near Aloma and 436 is bad. However some people say that Cassellberry is bad, but I love Cassellberry and don't see anything wrong with it.
Hopefully someone on here lives in that area and can help you more....but just try to stay off Aloma.

The east side of Winter Park is not that bad and Lake Howell HS is a well performing school. You should do more research on crime and school statistics. If you are immediately adjacent to 436 you will probably have more problems, but several of the neighborhoods off Aloma are fine. There are nice and bad parts of Casselberry too. If you have a street or subdivision it may be more helpful for those of us offering advise. I would avoid areas on Forsyth and Goldenrod south of University, but this is really not Winter Park in all places.

Just curious, what's the bad part of Casselberry? I'm looking in the area just south of Lake Howell, East of 436. The closest major intersection is Howell Branch and 436. According to my map, they call it Casselberry...

It is an older area. The area west of 436 is a little better than here, but it is not a horrible area. Eastbrook is not bad but there are a lot of apartment complexes and duplexes in the area too that look less upkept than they should. The bad part of Casselberry is essentially around the Walmart and right off of 436 and parts of Fern Park and around Seminola. I just think apartments and neighborhoods in Altamonte or Maitland are in better shape than here on this stretch of 436 in Casselberry. Neighborhoods are also nice along Howell Branch but nicer west of 436. This is one of those areas that is not terrible but it is not the absolute best in the Orlando area and that is why you do not see people recommending it on most posts.

Yeeeeeeeearrsss ago, (1991) I moved into Newport Colony behind Hooters in Casselberry (near that Walmart) and it was a really fun and nice place to live. I have fond memories of that area and had friends that lived in the Arbors at Lake Howell (Across from WalMart). However it has been a long time and Orlando has changed so much, I am sure my memories wouldnt be the same today. That movie theater by WalMart was also a really nice place to see first run films. It's sad to know that area has changed so much.

We lived in that area of Winter Park for 18 years - son went to Eastbrook, Tuscawilla Middle and Lake Howell High. There were all A schools when he attended. I haven't checked them lately, so can't speak to their current status.
We often forgot to lock our doors and never had a problem. Unless you have $1Million plus to spend, most of the homes will be 60 to early 80 ranch style but many were remodeled and updated during the peak of the boom.

I think this is definitely in the "maybe" column part of town. I think you can determine from the posts that you can do a lot worse, but you could do better as well. You may want to look in the 32792 zip code in the area off Lakemont Avenue around Baldwin Park by Ward Park and Winter Pines Golf Club. It is in the same general area as this but on the better side of 436.
