Hello Everyone,
I need info on the best Zip Codes and Communities in and around Orlando. Best = Low Crime, Good Value, Activities, Shopping, Clubs for 30-40 crowd.

What is Downtown Orlando like? Active or Everyone goes home to Subs after work?

We have gotten an urgent request to accept a position and may actually be leaving tonight for a reveiw of the area TOMORROW. We would like to preview areas for possible re-location.

Our fear is the falling realestate market and the high property/insurance rates. If we buy today; in 6 months will our value be a "continued downward spiral" due to the forclosure rates. (As the media loves to proclaim.)
The supposed STIMULUS BILL is not going to effect many people, or be very useful to those facing forclosure - SO IMHO - I believe the market will further decline and forclosures will increase. People have been waiting for a miracle and it is just not going to happen with the regulations outlined in the STIM Package.
We would definaltely look in the foreclosure and SS market to help insure the least amount of financial decline.

Not the best time to be buying and selling BUT this is not by our choice.

Downtown isn't all that great but its currently under a major renovation project. there's a lot to do for people your age though, not just downtown but all over the Metro orlando area. The zips i posted up there are the east/ northeast subs of orlando, good areas for living.

I live downtown and no, people don't just leave to go back to suburbs. The immediate area around downtown is very expensive and is beautiful. Historic homes, parks, lakes, outdoor cafes, bars, you name it. Unless one lives downtown they really dont have a feel for just how livable it is. It's not a metropolis with 24/7 everything, but it is one of the prettiest and most livable downtowns I have seen been in for a city this size. 32801 or 32806 - like I said, very expensive even now, but if you love tree lined streets with access to both major highways, and are not a suburban person, it is perfect.

Yes like Blueoktober said, Downtown is very Beautiful and entertaining, so is Winter Park (just north of downton)

Hm, places to stay away from would definitely be Pine Hills/Winter Garden area (directly west of downtown, my uncle was shot and killed in Winter Garden) Azalea Park area (east Orlando near Colonial drive & Semoron Blvd.), and down by the attractions, S. Orange Blossom trl area.. there might be a few more but those are the main areas i'd stay away from. Good luck with your search, I'm glad to answer any questions you might have.

The best zip codes are 32801, 32803, 32806, 32789, 32746, 32779, 32836, 32819, 32765, 32766, 32708, 34786, 34787, 32832, 32827.

Downtown is a good place to live, but the areas immediately around it, Thornton Park, Colonialtown, College Park, Delaney Park, and Winter Park are some of the nicest urban areas in the area. A lot of the suburbs are also nice, especially north, northeast and southwest. The inner west side is not nice except College Park and the south side is hit or miss, but not all that nice. The east side is hit or miss as well.

It will all depend on your price range ans preference of neighborhood and house. If you are moving under shot-gun job relocation I would just fina a decent apartment for a month or two so you have time to adequately figure out what area's will be what you are looking for.
Any kids? School zones an issue?
Where is your job located?
What amenities do you want close by?
What style and size house do you want?
What price range are you looking at?
Do you like newer homes or older homes?
Established neighborhoods or brand new?
Liek maintenance free condo's or townhomes or single family homes?
etc, etc, etc.

All the zip codes mentioned are nice, and will cover hundreds of square miles. It would be more effective to narrow things down for you first.
