Default Buying in Orlando?

Just landed a decent job in Orlando, and will be moving again. How affordable is the area around Thornton Park and around Orlando Executive Airport? Is the housing bubble over? Or are prices still falling?

32803 is a nice zip code with some nice options like Audubon Park. This area is pretty affordable as well. Thornton Park is really nice but once you get east of Primrose that little pocket adjacent to the Executive Airport is kind of crappy.

are prices still falling? are condos or homes better? chances are ill need to sell again in three years and I want to build equity. I'd like to find a nice 1-2 bedroom for 170,000 or so.

also, what do you think about downtown, thornton park, and baldwin park?

ALl of those areas in 32801, 32803, 32814, and 32806 are pretty nice. 32803 is the most affordable of this group I think.

I live downtown and there is a 2 bedroom 1 bath across the street from me for sale for 345k (980 Sq Ft). Sorry but downtown isn't cheap at all. You won't find anything, even a foreclosed house for that range. Delaney Park is nice, average house price around 400k. Lake Davis average is about 300k for about 1200 sq ft. Thornton Park is about $400k for average price. The condos - some like the Vue and the Waverly are still asking outrageous prices for theirs. You might could live DOWNTOWN at 55west but it is back in foreclosure again....and they are converting most of those to apartments. I would rent in downtown because THEN you can get some good deals. You can probably rent a condo or a house for about $1500 a month in a good area.

Also, I wouldn't bet on being able to sell again downtown and make equity within 3 years. Maybe in 10.

Real estate prices seem to be stabalizing, and the market is definitely picking up. A neighbor has had her home listed for quite some time, and after months of no showings they had four in the past week.

yeah? well explain to me why there are condos all over the place for under 100k? and very very nice upscale homes in thornton park for 170k?

do you know anything about the Metropolitan at lake eola?

If you can get your hands on today's Orlando Sentinel .... it has a really big color 3 page ad of homes coming up for auction on April 2 (incredible starting bids). There is also an auction planned for 'new construction' homes. It feels kind of wrong to take advantage of a situation that is hurting so many people....but at the end fo the day... this seems like a great time to buy if you have the funds/financing to do so.

To be honest, I think it has like THE highest number of registered sex offenders in Orlando. That may have something to do with it, maybe?
