Home Owners insurance
How much is it (avg) in Lake and Seminole Cty?
I live in Broward, and a home can cost up to 3-5k per year in insurance.

Insured value of the dwelling? How old is it? Does it have wind mitigation? Do you have "dangerous breed" dogs? That's an impossible question to answer without knowing more.

Wow, it sounds like your home owners insurance varies A LOT. Since there are no ballpark figures, I misght even think by thousands. Wow.
Sounds like Broward County (South Florida).
Lets say the home was built in 2006, 2800 sq ft, 4 bedrooms, 3 bath, no pets, wind mitigation, in Clermont.

You're probably looking at $1200-3000+ depending on the actual value of the dwelling and contents.
And yes, insurance can vary that much. Think about it for a minute--homes range in price from $80K to millions of dollars here in Lake County.

I should have clarified that I was speaking about homes in the 200k range, and comparing those between counties, and that would have probably made my other post make a lot more sense.

Yes, it can vary. The sales price has nothing to do with the replacement cost (replacement cost is higher than the sales prices right now and sometimes by a lot)so it is kind of hard to say but honestly it should not be more than 2K and as little as 800 for something replacement cost of 250K with wind mitigation credits like a Hip roof. Sunshine State Insurance is the best for newer homes with Hip roofs. I have seen it as low as $600 for 250K here in Osceola County. Seminole county will have higher premiums because it is closer to the ocean and has had wind storm and flooding problems but it is not that much difference. You will find premiums much better up here than in Broward and a lot more choices of companies.

You've also got to keep in mind that your credit rating will affect the rate. Another factor is if the home is owner occupied, second home, or rental property.

My home is about 1600 sq ft. 3/2.5/2 built 2004. They put a replacement value on it of $180K. I pay about $650 a year with Olympus. It is better if it's built after 2002 b/c of the building codes, you get a decent discount for that.
