Hampton Lakes Davenport
Could anyone tell me anything they know about The Hampton Lakes community off 27 in Davenport?? We are looking into/ready to sign a lease, for a home long term. Any and all input will be welcome, HOA regulations etc......positives/negatives...bring it on! This is all very new to us, so I would like to be fully prepared before we make the move! Thanks a bunch!

We have quite a bit of family there....I need to be close to my grandparents as they are not well. I will be their care taker if you will.

Hampton Lakes is a short term rental community--lots of transience, I doubt many people live there full time. It's surrounded by other rental communities but close to CVS, Publix, etc.

Yeah, I know all that. I am aware of the transience, and I am actually looking forward to it. I have met and spoken briefly to quite a few of my "would be" neighbors that have permanent homes there, but I was looking for other opinions on the community and Davenport as a whole. Any insight??

Davenport schools are iffy. There are some crime problems, primarily with break-ins, drugs, and some gang crime.
It's near the attractions, and homes there tend to be less expensive than many other areas.
A lot of amenities have been added over the past couple of years--shopping and restaurants for example.
I don't know anything really about that particular development.

Hi...I live in Hampton Lakes. On Lockbreeze drive. Yes the public schools in Davenport aren't good but fortunately there is A LOT of school choice. The choice schools in the area are great. Unfortunatley there are waiting lists, but I was able to get all my school age kids in to Four Corners Charter School, (I have 5 kids, 3 are in school now, 1 more starts K next year) anyway its "A" rated and walking distance from Hampton lakes.
The community is alot of vacation homes, and short-term rentals but then there are some long-term rentals and permanent residents too. I actually like that about it, its quiet and a pretty and very well maintained community. We rent here so I don't know about HOA fees, but there is a lawn company that doea ALL the lawn in the subdivision, so I know there are fees for that and trash and such. We have lived here a year, not sure what else you'd like to know....I am just seeing this now so perhaps you have allready moved.
