Default About to make an offer in Independence, but.....

I hear that Engle (who is already in ch 11) is going to be basically selling off what they have now and pretty much getting out of the business. This concerns me because there is still large sections of Independence still not built on yet. whowever they sell this to could build much cheaper houses or whatever they wanted.

I would hate to buy a house in this community and knowing this and have cheaper housing bring down the value of my home.

what do you guys think? For those that live in there, how are things over all in the community?

There is a new community coming very soon near Independence that will have a solid builder with what I think are even better built homes. They will start int he low 200's. Mind you these are not short sales just fairly priced homes that speculation plays no part in. When you have a community in flux, it can indeed go a direction you don't want. If you are investing and doing so in a speculation well you should always hedge the bet in the choices you make.
If you are going for deep discounts there are many available and much in areas where speculation is low and potential high.
Sometimes you get what you pay for. I suggest using an agent that works with investors.

Just out of curiosity are you referring to SummerLake? Because it seems like nothing is happening with that property, and the prices from what I get a few months ago still don't come close to comparing to the prices in Independence...although I am not sure what the HOA is like in there.
