Have a house in Deltona but I live on Long Island NY. We'd pick Deltona anyday. Here on Long Island my property taxes are $8000 a year. Yep you read that right, $8000. And thats considered low. You read about home invasions everyday up here, as well as car jackings, robberies and stupid ridiculous crimes by bored, spoiled teenagers (EG., throwing a frozen turkey bought with a stolen credit card out of a moving vehicle so that it crashed thru the windsheild and caves the face in of an oncoming driver). Stuff like that. Deltona had one horrible "XBOX" murder 5 years ago and everybodies still talking about it. Deltonians really dont know how good they have it. "OOOOh the Puerto Ricans, oooh gangs, ooooh the house down the block was robbed 10 years ago the neighborhoods' going down!!" Puleeze. Try renting a 1 bedroom apt on Long Island for $1500/month, and paying the highest car insurance premiums in the country, Deltona will look like Shangri-la.

We bought a lake house there in March. Still live in Key West (until that sells) but living at Deltona 1-2 weeks a month. So far we are very happy there. Have not seen any gang activity, sure it's there but not really a problem. Shopping is great, can't find any downside yet. Home we bought is 1/2 acre, 137' lake front on lake Gleason, a big water ski lake. Two/two in pretty good shape for $69,900. $63,400 after the tax credit. Anybody lookin' would be wise to look here.

Have no fear, Deltona is a great place to live. Do some research on the neighborhood you're looking at. Flood problems are pretty much addressed. Crime, I see very little problem here. Great shopping and a zillion eateries, all afordable too. We really like it here!

How is Deltona these days as far as crime? How would you compare it to Debary? If you were paying 85,000 cash for a home could you get a nice small home in good condition a safe area?

I think DeBary is seen as more desirable although the crime rates are similar, probably because Deltona has some rather seedy areas mixed in with some good ones whereas Debary isn't as much a hodgepodge. In Deltona the safest areas are generally the southern end south of Enterprise Rd or the NE side along and east of Courtland Blvd. In Debary within your price range of under 85K, it would be the area south of Highbanks and west of US17-92
