Yes, cfifan is correct. Here are the home stats for April for Celebration:

There are a total of 30 properties Pending from April 01, 2008 to April 30, 2008
19 of the Pending properties are single family homes

25 properties Sold from April 01, 2008 to April 30, 2008
17 of the Sold properties are single family homes

Of the 17 single family homes that Sold from April 01, 2008 to April 30, 2008..........

4 were 3 bedrooms
9 were 4 bedrooms
3 were 5 bedroom
1 was a 6 bedroom

The most expensive home Sold was $1,195,000
The least expensive home Sold was $299,900

The Mean Listed price was $707,971
The Mean Sold price was $658,294
The Mean Listed price per square foot was $237.88
The Mean Sold price per square foot was $222.91
The Mean DOM (Days On Market) was 211

The Median List price was $600,000
The Median Sold price was $580,000
The Median DOM was 140

The Mean average Sold price was 94% of the List price.
The Median average Sold price was 94% of the List price

Hi there

Celebration is split into many sub communities as it were. Whilst the Main HOA is constant to all the communities each section has sub HOA's aswell.

To give you an example Water St Condos has the master HOA and then its own HOA, Siena has the Master HOA and then has 2 additional HOA's aswell. The list goes on and on. The best way for you to find out what you need is to work with a realtor who can pull up which properties you are interested in and then source the HOA's for you. Most will be published for realtors to view, however they are not always accurate and HOA's in Celebration dont like to put out there to the general public how much they charge until you are at closing and all the docs have been pulled up.

I have sold a number of homes in Celebration so have a general idea of HOA's in each area, but you really need to know which property you are interested in first.
