Default Rio Pinar and Deerwood areas

Moving to Orlando and am looking for a home in the $200-300,000 range. I used to live in Orlando in the early '80's and at that time the Rio Pinar and Deerwood areas were relatively safe and a good location for commuting using the E-W expressway and I-4. I am considering buying a home in that area. I have looked at some of the newer communities in area codes 32827, 32828, and 32829 and there seem to be a lot of very small homes that do not have much individuality----they all look very similar. I am concerned that those areas may not be a good investment. Please advise as to crime and resale/investment potential in the Rio Pinar/Deerwood area.

What size home are you looking for? In the $200,000-300,000 range you will not find a large home in a good area in Orlando anymore. Most homes in that range in the areas you are looking are 1500-1800 square feet or smaller. And, they are production built, i.e. cookie cooker, as you describe. 32827 (Lake Nona) 32828 (Waterford, Avalon, Stoneybrook) and 32829 (Vista Lakes, Tivoli Woods) areas are new and safe areas and should be a great investment as this area is expanding greatly. Lake Nona is where the new UCF and Nemours Medical Centers will be built and the new High Tech Corridor is planned to connect UCF to Lake Nona and bring many new jobs and companies to the area.

looking at approximately 1800-2000 sq ft----there are some in rio pinar. What I do not know is whether that is still amongst the safer areas and whether it would be a good investment. They are not as cookie cutter. Years back I bought a house in a new development and when I wanted to sell 5 yrs later, I had a hard time selling because all sort of new communities were popping up and buyers prefer new. In those areas you mentioned, there is still a lot of land where new communities will be built especially as the medical school is finished and I suspect the same would happen. What do you think?

Check zip Code 32832. This is the Moss Park area (unincorporated Orange County) off Narcoossee Road. This is where you want to be. My advice, get a local realtor that lives in the area and knows the homes. Do a check for Isles of Pines, you might find some nice ones there that are not cookie cutter and are a little more apart than your normal.

Rio Pinar and Deerwood has run down a lot - not what you left a while ago so stay away from the neighborhood.

If you need further help - send me a PM and I will try and help you. What I see is that with all the building and the craziness of people getting ARMs a lot of them are going into foreclosure.

Join RealtyTrac.com and you can punch in the zip codes you are interested in and get a list of homes that are in pre, foreclosure or are bank owned. That might be a start. I know in the community I am in there is one foreclosure home that no one has ever lived in!!!! How crazy is that?
