Is this listing the norm for this area? (Clermont)
Moderator's I apologize if this isn't allowed and feel free to delete if needed.
Even though this would be out of our price range, this still looks like a really good deal, especially since pets are allowed, it's fenced, 2500 sqft, etc.

for that size house on a lake yes and no. Most you will find many listed more than this. This is why we decided to buy instead of continue renting. I was so frustrated. If you are going to spend this much on rent you can definitely buy in the Clermont area something that is nice...maybe not lakefront, but nice.

non lake front is going to run about $1250-$1450. It also depends on if you are going to be working in Orlando and need to commute or not and how far out you are willing to go. You will find rentals as low as $1100 but most I found would not let me have my dogs or if they did there was a 30lb weight limit.

That seems like quite a good deal. Lakefront, pets welcome, and in a really nice neighborhood.

The way real estate is going right now you need to be careful of the folks that bought high and now are trying to rent out until the economy gets better. I've heard of quite a few places where the owner is not paying the mortgage yet has renters paying, pockets the money and the house eventually goes into foreclosure, then your out on the street without notice. I don't know how you can tell if a rental house has that problem. Anyone know?

You can ask the prospective landlord to show you a mortgage statement to prove they aren't behind. They may or may not do so.
You can cehck the county clerks office to see if a LisPendens ahs been filed--that means theya re at leasst three months behind in their mortgage, and it's the lenders first step towards foreclosure.

I used to live near that neighborhood. If I had school aged kids, I would think twice about renting there because although the neighborhood is great, it is zoned for the not so great schools. Bummer...

That is actually pretty good advise. If I were renting from anybody, whether it is a property management company or the owner, I would ask to see this information. If they choose not to show you proof, I would pass and move on.
