Hello,
I'm new to the boards but I've been in Florida for years. I've been living in Southchase for about 12 years and just started up in real estate. I've just held my first open house here and got no lookie-lous at all. I heard from one of the other realtors that they never get open house viewers in Southchase, even though there are like 30 homes for sale in this little area. So I was just wondering if there was something I didn't know about my community that would keep people from wanting to buy homes here. I always thought it was a great neighborhood, really convenient to just about everything, and the homes are all nice, so if someone could clue me in, I'd really appreciate it! |

Maybe it's because the market is a little slow now - you know, a buyer's market. Buyers have their pick of homes. I think if there are about 30 homes available in one area then your competition is keen.

Yeah, there's plenty of competition, but my friend said she was showing people houses in Hunter's Creek (which is like just across OBT) and when she mentioned houses in Southchase, they said they didn't want to live here. I just thought there might be something more sinister about it that I didn't know about. Thanks again! |

Forget Southchase unless Spanish is your first language.
That area is basically 95% Spanish. |

Again, I've been living here 16 years and I know a lot of people in the neighborhood. We have a fair mix of a lot of races and cultures, but it is by no means 95% Hispanic.
I don't speak Spanish and I have no trouble around here, but in any case, there are many Spanish-speakers everywhere, who cares. It's still a lovely convenient neighborhood. I couldn't imagine living anywhere else and if that's the reason people don't want to move here, I probably wouldn't want them here anyways. Thanks for letting me know. |

I think it is, like the above poster said, that the market is sooooo slow and there is so much competition. I think that an average homebuyer would rather live in the Hunter's creek section of south Orlando then the Southchase section so the price has to reflect this - the house can not be in direct competition with a home in Hunter's Creek because a seller will choose it over yours. Along with the price, the homeowner has to offer some incentives in order to attract buyers - like closing cost, home warranty or money towards "fix-ups." I know all this because we just went through the selling process and the house we chose won us over because all the closing costs and down payment were paid for by the homeowner.
