Views about Lake Nona
Hello all. My wife and I are thinking about moving to Beacon Park in the Lake Nona area. I am kind of concerned because nothing is there as of now. I know Medical City is coming in 2012 and it looks really great but as of now it just feels in the middle of no where. When we went to look at the houses there the closes gas station was like 10 minutes away. Just felt like a lot of driving. I know they plan to build a Town Center out there which looks great from the illustrations that I have seen but when I research it there is really no ground date or anything. So I was just wondering if anyone could help me out with their opinions, suggestions, and any info that I may of missed on the area.

As the economy pics up, the construction of the town center will start. I think that Lake nona is a great area to invest in. Time goes by fast, in a couple of years thats gonna be a really great part of town, It already is a great part of town. Its suburban though, so your gonna have to drive. i say go for it.

Why would you live right next to the airport? Makes no sense to me unless you like constant airplane noise and feeling like you're in the middle of nowhere.
Also, be prepared for airport expansion and falling house prices.

I also think it is a great investment area. There is not a lot out there right now. There is no guarantee that it is coming soon, but one it does come I expect there to be a lot of dining and retail and that it will be fairly upscale. I also know for a fact that the flight patterns are designed so that planes do not fly over Lake Nona the same way that they do Kissimmee or Conway. It is a good place to buy unless you want somewhere established, that it is not.

I live in Lake Nona and do not hear a bit of airport noise. No idea what the previous poster was talking about.

Moderator cut: Personal Attacks NOT Allowed They aren't even planning on adding additional runways the expansion closest to the residential area will mostly be offices. No flight paths overfly Lake Nona and the only place in the entire area you can hear airport noise if you go as far Westward as Water's Edge...even then it's not very loud.

The airplane noise is really not an issue in that area because if you look at a map of the area, you will notice that airplanes do not typically fly directly over any Lake Nona areas.

Is there absolutely NO airplane noise pollution, of course not.... but from the time I have spent there it has not been an issue. Feel free to investigate for youself.
The airport expansion really only affects the WatersEdge/NorthLake Park areas..... Unfortunately, I do think that part of Lake Nona will take a hit.
However, I do agree that Lake Nona has some promise... the Medical city will definitely draw in more healthcare professionals, and whenever that town center is built, Lake Nona homeowners will definitely benefit.
Additionally, Lake Nona High School was just built, and it has alot of promise. The Elementary school is A rated. And the overall family atmosphere in the area is great.
But I do believe there is still a long way to go before that area has some real value.... And personally, at this point in time, I do think it is a little too far away from most things that I'm interested in.

Because all runways run N-S and Lake Nona is east of the airport, there is little to now airport noise there. When we hear some it's usually on the rare overcast day when the cloud cover causes some sound to be trapped closer to the ground.
Where is Beacon Park? The areas generally referred to as Lake Nona are all off Narcoossee (and east of MCO). On Narcoosee there is a gas station (7-11) at the Beachline and another at Moss Park Road.
I did a search and it looks like Beacon Park (though I couldn't be sure) is off the 417 west of Boggy Creek. If that's true you may in fact be right under the west runways.

You may want to do a search to make sure that area is in fact zoned in Lake Nona School is that's important to you. I did a quick search on the OCPS.net site and the address in my link goes to Cypress Creek High, not Lake Nona High School. So your realtor / sales person may be selling the area as "Lake Nona" when in fact it really isn't - at least in terms of schools.
The realtor site also shows the schools aren't Lake Nona schools (scroll to bottom of this link):

Lake Nona is a nice area and if you are going to be working in the medical field then you couldnt want for a better location if your intention is to get employment over at the new medical city when it opens up.
One thing which i would say to take into careful consideration is development. From your post it seems to concern you that there isnt anything right on your doorstep. In the boom years we were seeing construction occuring at an enourmous rate, much faster than normal. The economy was booming builders couldnt keep up with demand. In the current market this isnt the case. Builders have no inventory to speak of and most are building only when a contract is placed on properties. This impacts not only homes but infrastructure.
Whilst i have no doubt these shopping facilities will be built, they are not going to be built at the rate seen previously and given they have announced it but there are no ground breaking details, you may want to keep this in mind. If you are looking at a long term view of staying there many years then this may be a good option for you. But development in my opinion will take a number of years and it is not going to happen over night like it used to in the boom years.

Lake Nona is great! I just purchase a house there 4 mos ago and it is very quiet and I like the environment. In Orlando, you will have to drive anyway so suck it up unless you want to live in the slums!!!
