Deb, We visited both Kings Ridge and Summit Greens in Clermont last year. Both looked well maintained. Kings Ridge was a bit older and some of the houses needed updating. The people we met were friendly but overall we preferred the look and feel of The Plantation or maybe Royal Highlands. We were told that Davenport is primarily a resort town so most places are rentals but we have not been there. Mount Dora is really nice. It has a small town feel and there are a few communities there as well. Good luck with your hunt!

Keeping in mind that we each have different needs, wants & views:

On a very recent trip, we saw Heritage Hills. Really liked the rolling hills of the Clermont area, BUT...Didn't like the models, quality of standard interiors, remaining lots or the cement pits in the area. King's Ridge offers a lot for the prices but overall, residents were older. Some younger, active 55+ are moving there, but it didn't have right vibe for us.

LOVED Del Webb Orlando in Davenport...models, options (including 2nd floors for office or guests or added storage- available even on smallest models), construction quality & location. FABULOUS clubhouse with indoor & outdoor pools, interior walking track, gorgeous grounds/trails & adjacent golf course. Truly resort-style living and we clocked 13-15 minutes drive time to Disney property lines several times. The sales staff is very busy but we worked with a local resident who is also an agent. She answered EVERY question & was tireless in showing us around.

Are those homes at Cypress Lakes required to carry flood insurance? What would you say is that average price per year for one home w/flood insurance? Just a guesstimate... thanks!
