The $319 includes:

basic cable
water/sewage
trash pick-up
inside pest control
termite bond
insurance on structure
access control gates (gated community)
pool
exercise facility
fire sprinkler protection
landscaping upkeep
exterior maintenance

It does include these things but I would also add these things are pretty comparable to what other communities are offering in the area. Trash Pick up is part of the Orange county utilities which you pay for seperatly anyway. Also, pest control, termite, pool, exercise facility, landscaping and exterior maintenence are are all taken care of by an HOA as standard aswell. Also, basic cable and high speed internet are also included by other neighbourhoods in the area, and for townhomes they are $280 and single family homes in the area are $175. For comparable townhomes Oasis Cove is still $40 more and for single family homes $145 more. The only difference i say there is in all honesty is that Oasis Cove has a gate, however, as someone who visits gated communities alot in my line of business, a great many times they are broken and in the process of being repaired and also give the appearance of security, but realistically speaking are not difficult to by pass particularly as the exit gate only requires a vehicle to pull up to it to open.

I would like to find a condo/townhome for sale in the Oasis Cove complex, but, all I can find is the new unsold homes. I believe one for re-sale would be a better price due to the market. Any tips on websites?

Jeff, There are townhomes for sale in Summerport, also built by Ryland. There a couple miles north of Oasis Cove at 535 and FiquetteRd.

The HOA fees for a townhome in Summerport are $200.
