Vista Cay at Harbor Square
Anybosy know anything about these condos and townhomes??? I tried looking for ratings but couldnt find any??

Hi,
I ask the same questions earlier and got NO REPLY...
I think they are too new but its an area I am intersted in looking into too.
Very expensive though.

I have been living here with my mother spliting the rent here, and we love it so far. Our section is done but they are still working on the other side of the development. Rent for us the 1st year was about 1200 a month for a 2 bedroom 4 bathroom, and a bottom bedroom which is kinda like a den and has the washer dryer but could be used as a bedroom if needed. It is pretty quite and i have never heard anything next door from the neighbors like annoying music or a tv so i guess they built the townhomes pretty good.
They have condos, and townhomes.....they have a giant swimming pool and large spa and kids pool. There is a really nice clubhouse to with a gym, internet library, gameroom, and a small movie theatre.
The rent went up for us this year by 100 dollars and now its 1300 a month and we will probably need to move if it gets any higher. I love the area though it is right next to the convention center and within a mile of I-Drive and the newly renovated (still some stores need work) POINTE ORLANDO. There is an entrance ramp for the bee line expressway which leads to I-4 right outside of the development too. They are also building a Publix shopping center and plaza right next door literally....that will probably be finished in the winter. They are supposed to be building a little downtown type of thing in the development with shops and a pub and nightlife from what ive heard but dont know details.....rent will probably go up after that happens.....

also
one other thing....we are renting from a private owner and i think most people here are as well so i am not sure about what other owners are charging and there are families just renting townhouses/condos for thier vacation as well.....

I think that Vista Cay is going to be an incredible investment in the near future. The city of Orlando approved the 2.5 billon (yes, with a b) project - it's going to be amazing. They are supposed to build a boat trolley to the convention center and a tram that runs directly to the airport. At around $200/sq, they are the cheapest per square foot in the area. The blue rose, which is going up a stones throw from vista cay starts at $500/sqft - for a hotel room (no kitchen or garage -condotel). With vista cay, you get an actual condo.
I know a company that does 2 year guaranteed lease back on those units and pay for all most of your closing costs and all of your home owner’s association fees for two years if your buying it for an investment. As far as owning one, I don't think you can go wrong with resales because of the location.
I'm a real estate agent and I've seen everything available in Orlando, and this by far is the most exciting project that I've come across...

Do you mean a one year guaranteed lease back, or a one year condo for personal use? If you're looking for personal use there then there are several. If it's for a leaseback, they are typcially for two years, but I do know of some single family builder lease backs that are for 12 months.
