Joee, you're bad!!
We're in the process of getting ready to put it on the market. This past fall, we called the realtor we're going to use (she sold us the house 8 years ago) and she went thru the place, giving us tips on how to make it more marketable We're in a very nice neighborhood where houses typically sell quickly (one was sold the day they put it on the market, but that was a couple of years ago). She's coming to officially put it up for sale in about 4 weeks. WIsh us luck.

I had my house listed the first time for 5 months. I had some lookie loo's. 2 lowball offers and that was it. I took my house off the market - during the holidays and relisted on Feb 1st. I had one showing, needless to say, they bought the house. so with the new listing. I had a buyer in a lil over a week. I got what I was asking - I am helping pay half the closing costs. I close on March 16th
My agent told me that it picks up around March/April. When I relisted, I was listed as new as my last listing expired. I think that helped for some reason.
Where I am, I noticed alot of houses having "sold" on their signs. So, maybe it'll start picking up around the country. I'm in KS...
Good Luck - its one of the hardest, never racking situations to every go through.

No kidding. Our house here closes on 2/28. We were on the market for 7 days, had 4 showings and 2 offers. Waiting to close is much worse on the selling end. I have heard more noises coming out of this house in the last 2 days than I think I heard the whole rest of the time we have been here. My husband keeps telling me that those noises have always been there, the furnace has always sounded like that.......

Congratulations on selling your house so quickly!!! Are you going to buy immediately back in Florida or are you going to wait for the market to reach bottom? Also, there seems to be movement within the Florida Legislature to do something about the property tax dilemma... Do the taxes you'd be paying along with the home insurance rates being so high exert an influence on where you'll buy and when?

Thanks. I hate the "fishbowl" living.
We are bound and determined to not have a mortgage. We don't have one here. The market here is very different than the one in FL. We will have to spend a lot of time trying to find a house we can afford outright, and it will surely be a "fixer-upper", just like this one was.
Taxes & insurance will most definitely be a factor. My husband is bound and determined to be in Manatee County. One of the more affordable counties in that part of the state, but by no means reasonable. We will most likely self insure.

What does "self insure" mean? Is that something other than buying home insurance from a regular provider?

We are going to list our house next month and I will expect it to "sit" for a few months. The Florida market has slowed a great deal and homes are finally starting to sell but there is a lot of inventory (from investors) still out there.

Self insure means that we will have no insurance. We will have a separate bank account for repairs. Many people who do not have a mortgage are choosing this option. It is risky, but if you are faced with a $10k plus insurance premium it is an alternative. Some people are choosing to not have windstorm coverage, which is a separate part of your policy that covers hurricane damage, but have coverage for fire, theft, and other homeowner issues.
