My Wife and I are torn where to rent next with the new baby on the way.
We could rent an apartment in the same complex living in. It can be a tad bit noisy at times. Also carpet throughout the whole apartment. Which isn't bad for the baby. However, with the cat, the dog, and human foot traffic it gets dirty pretty quick. Hot water and heat are included in the rental. Washer and dryer we use those at the MIL right down the road.
Now we could rent a house, a condo, or a townhouse where the rent is comparable or less to the rent at our current complex. We have been looking at one's with partial hardwood or entire hardwood through out the rent. Washer and dryer included with the rentals looking at. However, more upfront cost ($2,500 to $3,000 need to be put down) with the new rental, then have to pay exit cost with leaving our old rental, and moving cost as well.
Of course there are people who lived without. But if you have the option to be able to wash poopy, barfy blankets and sheets in the middle of the night in your own place, TAKE IT.
OP, I'm a landlord (I rent out the house I lived in for 9 years and still own), and the tenants had their first baby last November (right around Thanksgiving -- seemed appropriate! ), and a few months ago it appeared that the dryer in the rental house might not be working. And I IMMEDIATELY looked at Home Depot to see how quickly they could deliver a new dryer, as the idea of making my tenants go without one with a newborn was simply anathema to me -- I know they use the washer and dryer at that house EVERY DAY for little Henry's "stuff"!
Turns out the dryer venting needed to be re-routed (which took a couple of hours and was not expensive), but the appliances themselves were fine. So all is well.
