Default Cheap unimproved land in Northern PA?

Some friends and I had heard that there was still relatively cheap (I live in NJ which gives me that frame of reference!) unimproved land to be had in Northern Pennsylvania, but it sounded a little too good to be true. Basically what I would be interested in is buying 20-30 acres and building a small cabin on it so that I could hunt in the fall/winter and bring the family up for vacation in the summer. I'm hoping that my lack of "necessities" will help me in finding an affordable piece of land. For example, I'm not concerned about access to utilities, major highways or population centers, etc... I'd envision taking two or three summers to clear the land, build roads, and construct a small cabin. Minimal electricity needs could be easily satisfied by a solar system, a woodburning stove would suffice for heat, and a good friend of mine owns a well drilling/septic/excavation business. He would be a partner in the purchase and would be doing all of that work. So, given those parameters, would it be feasible to purchase a piece of land in that vicinity for around $50K? Who is the largest landholder in that area? The state, private entities, farmers, resorts, etc...?

Check out http://endlessmtrealestate.com/If you find a property inquire about the current owner having a signed gas lease. It has been a gold rush up here with land owners around the Susquehanna and Bradford county areas.

i would think that land in forest county around marienville would be cheap. very few people live there, a lot of the houses are summer/hunting/fishing camps. not a single red light in the whole county

I have to agree that you would need to go a little further west of Wayne & Pike Counties - Susquehanna County, perhaps Bradford County, Tioga.

Was. Already gas companies are defaulting on payments and leases. NG prices are plummeting as well. There was some money flying around but it's all dried up. Sorry.

Check Clearfied County also, Moshannon Nat' Forest, Black Mohannan Nat'l forest, lots of homes are for sale here, have never see this many since i've been here.

I was reared in Herrick Township, Bradford County and now live in Michigan. I own a piece of the Bradford County family farm, and my other family members have the remainder. In general, I support immigration from folks from New Jersey and Philly. The benefits are the tourist cash that is brought into the neighborhood, the taxes that are paid to support local government, without the use of services etc etc. On the other hand, the cultural clash can be disturbing, particularly when it comes to deer hunting, the odors, sounds and sights that comprise modern agriculture. So please consider this when making your decision. Please keep an open mind about where you are going to, and recognize that the sensibilities of the locals are slightly different than you might be used to.
