Default West of Philly

What is driving the growth west of Philly in the King of Prussia/Paoli, West Chester area? Is there a lot of new home construction? refab? Are jobs moving into the area or is it more of a bedroom community?

The 202 corridor from Wilmington DE. to Princeton NJ is lined with corporate office parks. West Chester/KOP/ Conshohocken/Plymouth Meeting is right in the middle of that stretch. Pharmacuetical industry is huge here along with a nice balance of finance,healthcare,industry,banking, software. The area sits in nice little valleys so its a great place to live and raise a family. 30 years ago probably this area had a 10-15% share of white collar jobs, today its over 40% of the area white collar jobs. There is alot of cross commuting from people that live in Center City Philly/South Jersey/De and work out in the Pa. suburbs and vice versa.

The life line of the area is route 202 and now Rt. 476- being thats its a newer growing area most of the growth is upscale with mcmansion overload and new shiny town center complexes.
