Ok......I have a daughter in Sussex. We left NJ and are an hour away from her, here in Brodheadsville. This is Monroe......but, we are the Southern end next to Carbon County. The schools are closeby and they are very good schools.
There is a huge library here at Pilgram Way. We shop in WindGap or go 20 minutes down 33 to 245 and the Easton area. There is all the shopping you need. Every type and kind......plus a Regal 12 theater that runs day and night shows. There is Boscovs', Bon Tons, Wegmans and Walmarts.......if you want another mall. Hop over to Phillipsburg and they have additional stores.
In my area property has to be at least an acre now if not more. I know of two gorgeous homes on wonderful properties that have just been build.......looking for owners and they are fabulous. It is not crowded here......but, there is plenty of restaurants and pharmacys .......and antique shops to explore.
We have not regretted leaving Sussex Cty NJ ourselves. This is so much more relaxing. The streets are less traveled and the people less hurried. Just love it....and our daughters are all not that far for our gatherings
I am not a realtor.......but, when I pass those two homes it just surprises me that no one has purchased them. They are on an acre of flat land, close to the post office and EMS garage.......beautiful acres. PM me if you'd like to know anything else......thanks

The Route 209 corridor from Bushkill to Milford is almost entirely owned by the government. There are a handful of people who still own property in the corridor, and of those few, the government will take possession of their property when the current owners die or leave, as per a now-defunct plan to build a dam. These few people fought to stay on their land and even though the dam project was terminated at least 10-20 years ago, the government will not let go of this land. So you don't need to worry about anything being built there for an extremely long time, and possibly not ever.
Dingmans Ferry (Dingman and Delaware Township) are quite rural; Delaware Township is set on avoiding too much commercial growth. If you avoid HOAs you will definitely not feel crowded. It takes about 40 minutes to get from Dingmans to Newton.

Tannersville is the epitome of poor urban planning, (as is the entire stretch of Monroe County between Tannersville and Stroudsburg via Route 611, but I digress!)  In general, many people in Monroe County who owned large parcels of property saw nothing but big fat wallets coming in from NJ/NYC and saw potential to get themselves wealthy quickly by subdividing their parcels into housing developments, some of which are quite massive (A Pocono Country Place alone has 10,000 residents!)  As such, much of Monroe County is no longer what people find to be "quiet"; it's almost like a hemmorrhoid on the "you-know-what" of an otherwise wonderful Pocono retreat in places such as Milford, Lake Wallenpaupack, Honesdale, Jim Thorpe, and Lake Harmony.
Granted, not all of Monroe County is bad. As another reply stated, Brodheadsville and the "West End" are still liveable and very attractive, as are the far NW reaches of the county in Blakeslee/Tobyhanna, but I suspect both of these areas will see their housing prices rise, traffic congestion worsen, and trees falling to bulldozers as people continue to want to flee NJ in search of greener pastures (yourself included, but hopefully we'll be able to steer you away from areas we foresee as becoming the "next Stroudsburg" ten years down the line).
To answer your question briefly, when one thinks of the word "POCONO", the traffic and craziness of the 611 Corridor should NOT be what comes to mind!  Pike County is probably your best bet at this point, as, I hate to say it, but I foresee the Brodheadsville/Effort/Sciota area becoming much more "suburbanized" in about ten years. (Unless you people grow a set of "you know what" and start going to your township meetings to tell your elected officials to "Just Say No" to new development!)

SWB,thanks as always for your great response.We'd sooner stay where we're at than to go to that area.i did notice reg gas was at least .15 a gallon higher than in NJ.We hope to go into Pike county in the next couple of weeks for some recon.We also want to see what the western side of Sussex county has to offer,I know development is much less there.

Shopping area......
That area is mostly for shopping ......all along 611.
With the Kohl's coming and the Lowes...then up further East is Home Depot and Target, TJ Max, Pier One etc.....
If you traveled out route 715( behind that) you would see country is a bit inland.
I can tell you what they told us in Hawaii........People ask for peace and quiet and where can they go....and they get there ( Hawaii) and they can sit no longer then 3 days in that environment. Most of us from NJ and NY could not handle not having shopping and fun things to do nearby.
Whatever you do a gated communtiy is not a good choice. Lots of us have left that route. Myself and my neighbors have since found much better areas to call home. A Pocono Country Place is not the area to go no matter what deal they give you........
Once you pass Swiftwater also, the weather is worse. I know this from many friends and my own experience. It snows there when it is not snowing anywhere else......summers are 10 degrees colder.
Today I was in the new Promanade Mall in Sucon Valley outside of Easton....
That is a beautiful area. But, too far to commute to family in NJ.
There is nice homes in Forks Pa for sale and there is plenty shopping there.
I will welcome some more stores and shops to my area in time. I'd rather have some closer.
Sorry to say but when I drove my daughter up to over the border of Milford she wanted us to turn right around. It just doesn't have the things we are use too. It is so easy to get a bus to NYC from here to go see a show ....It is easy to get to NJ to do visits. We can also grab the turnpike to go to NY upstate to see another daughter. Its easy to get to Easton, to the colleges of Allentown, to the shows at Scranton or Wilksbarre. A quick hop to the airport of ABE......The theaters in Easton on 33 go from early morning to the eve....Sams Club is there, Walmart, others.
We just don't regret being here at all......and LOVE the people.

Good Morning Basic -
I made the border jump from Sussex to Pike about 10 years ago. I haven't regretted it since.
Although Pike is the fastest growing county in the state of Pennsylvania, it has maintained its rural charm. Approximately 30% of the land is held by either the state or national forests/parks and will never be devloped. The town of Milford is quaint, charming and artsy and only has one traffic light! The Route 209/6 corridor between Milford and Matamoras has developed some urban sprawl with the likes of Super Wal-Mart, Lowe's, Home Depot, Price Chopper. The town of Milford has regulations that forbid any major chains from establishing themselves in the town itself and the architectural review board is adamant about keeping the historical charm of the town in tact.
The savings in car insurance, income tax, sales tax, housing is well worth the move. Bergen County is about a 1 hour commute via I-84 and 17.
