I've noticed recently that the Pennsylvania forum on City-Data is pretty depressing, which isn't surprising considering how poorly the state is doing economically as a whole. However, South Central Pennsylvania seems like one bright spot. I thought this would be a good place to post about new developments, redevelopments, proposed developments, etc. in the Franklin, Adams, York, Lancaster, Cumberland, Dauphin county area.

The Shoppes at Belmont is a proposed mixed-use center in Lancaster with Target, Ulta, Nordstrom Rack, Dick's, and Michael's as tenants. There will also be a small residential proponent at the rear of the site. The master plan can be found at this link:

Walker Road Shoppes is a small center currently being constructed along I-81 in Chambersburg. Buffalo Wild Wings, Aspen Dental, Mattress Firm, Pie Five, and Jimmy John's are confirmed as tenants.

The Shoppes at Wyndham is a small grocery anchored center proposed in York near York College. The center will be anchored by German grocer Lidl and will have room for other smaller businesses.

I don't like any of these "shoppes" because in MOST of these cases I guarantee these new plazas are being built within spitting distance to historic town centers that have PLENTY of vacant old buildings that could easily house a Jimmy John's, ULTA, mattress store, cell phone store, etc. All of these new developments these days are being suspiciously planned to mimic the appearance and ambiance of old walkable town centers. Why not just REINVIGORATE the old walkable town centers we already have?

You mean TownE Center, right?

I've noticed recently some of these strip malls are naming themselves for the township rather than the postal address. Does that get them approvals faster, or what?

It may simply be due to the unavailability of "_Town_Name_Here_ Plaza", "_Town_Name_Here_ Center", "_Town_Name_Here_ Commons", etc. A lot of older shopping center names have the town's name in the center's name.
