This is a new development being built by T.H. Properties. It's not completed yet and I don't know anyone that lives there. It's being built on the former Upper Perk Golf Course right off of 663 in Pennsburg.

I'm not good with distance, but you can see the homes from 663. 663 has two lanes of traffic on each side for about a 1/2 mile both in and out of Pennsburg. As the two lanes funnel down to one, the development is right there off of Otts Rd. I would think that the homes that are closer to E. Buck Rd. would have more privacy and not be as noisy. E. Buck is not a busy road.

This development is easily accessed by turning onto 8th St in Pennsburg. There are townhomes available now, and according to THP's literature, the development will eventually include single family homes, and some commercial properties (store fronts). I grew up in East Greenville, which adjoins Pennsburg, and am in the process of moving back there after 35 years. (I now live in west-central PA). I looked at the townhomes and was not impressed. They LOOK nice, but if you look deeper, quality of contruction is lacking. I got the we-built-this-in-a-hurry feeling. Not finished well. There also seems to be an awful lot of wasted space in the floor plans - 2 story foyers, large landings and entrance area, etc. Yes, 2 story foyers look nice, but they are a waste of valuable square footage and an enormous waste of your increasingly expensive heating and cooling dollars. The entire development seems cramped. If you are looking for a townhome or single family home, drive a few miles to Meadowbrook, a new Woodstone Homes development, in Barto. The location is rural, the homes better built, and the floor plans utilize all available square footage. I purchased a townhome there, presently under construction, with a walk-out basement, 3 bedrooms, 2.5 baths and a 20 x 11 loft which can be a media room, den, office, or fourth bedroom. None of Northgate's models offer this feature. Check the website: Home For Sale In Philadelphia, Custom Home Builders, New Home Construction PA. Click on meadowbrook. Or go see the model home.
