To the West of Wellsboro is Coudersport. A nice town with a hospital, decent school system . Grocery stores are small but good enough. Any major shopping though and you're looking at a 45min+ plus drive depending on where you go. I lived outside the town of Ulysses for a few years - a small town that if you blink you'll miss it. Has it's own school though. Pretty country, but was on top of a hill and all winter long the snow seemed never ending--too cold me. Summers and Autumn were perfect though. Also, another thing to keep in mind is the Gas/Fracking industry up there. The big trucks running back and forth to deliver water to the sites was constant on roads not really built to handle it. But who knows if that will continue??? I'm down in SE PA now and the house inventory is close to nill. Anything that does come available is off the market in 4 or 5 days.

The fracking is pretty much stabilized now and roads have been upgraded to durable by heavy trucks.


Mostly get the water checked if on a well or spring and definitely obtain gas rights on any property purchased.

I would like to question the post that "PA is very tax-friendly to retirees) - I'm from there originally and don't believe that to be true.

Pennsylvania does not tax retirement income. So yes it is considered to be a top 10 tax friendly state. And the most retirement friendly state in the Northeast. Property taxes in some municipalities can be a bit on the high side... but it depends where you are located.

Virginia taxes retirement income.

Pennsylvania sales tax is also pretty decent. Pennsylvania does not tax; food, clothes and other essentials. Virginia does.

There's also a property tax rebate for qualifying seniors.
