What are the average cost per square foot to build in Tioga, Sullivan, and Bradford Counties? Does anyone know of a good local contractor? Thanks, Andy

Unlike the cost of existing structures, the cost of building materials is about the same everywhere. Labor costs can be different, but in the end the sq. ft. cost will be similar to wherever you are now. A big variable will be site constraints which can really drive the cost up, as well as whether the home is contracted in a non competetive manner or not. Its been a while since I've been involved w/ residential construction, and prices have been so volatile, I hesitate to give you a guess....but I'm thinking $150 ish, depending also on the amount of amenities.

My builder friend tells me between $100 - $125 per sq. ft. and that amenities make a huge difference. Sorry, I'm not familiar with contractors in that area. Make sure you get some references or see what types of homes they build and read the fine print. Best of luck!
