oil city has very cheap home prices. part of the reason is because there are very limited employment options in the area. most people drive to franklin which is 20 - 30 minutes away. it is a nice town, but filled with mostly older people who are on a fixed income. it also has a very high percentage of people on welfare. they have a walmart, lowes and big lots. one of my friends lived there for several years. it is a very beautiful place to live really in the mountains and along a very clear river. as far as 'up and coming' it is completely opposite of that. all the big employers have already left town, a decade or two ago. most of the people also comment on how hard it is to sell a home once you move out. it is great to raise a family, but you might be in for culture shock if you are coming from a large metro area, such as chicago, nyc or st louis. it is mostly white with a few black and asian families.

Oil city is my top choice(Is Franklin better or worse?) I take offense at anyone saying its a "hole in the ground" my dad says that and I want to visit Oil city so bad and show my dad that Oil city, Franklin, Titusville and other cities are decent! I live in the 14th most dangerous city, ill be happy to trade places with someone in Oil city. Why? Much safer, better weather 9 months of the year and houses are not overpriced.

Franklin is a nice little town as well and a skip from oil city. I myself don't care for Titusville,not that it's a bad place but it wouldn't be my choice of towns.

oil city is very much safer than almost anywhere. i love that town, if you love nature and outdoors stuff it is good too. homes are very cheap, it is not bad. i guess it is on the re-bound. it just needs some solid citizens to move there and re-invigorate it.

Oil City is great, i mean, you really have to be prepared for that lifestyle though. It is a significant change of pace from Chicago, Philadelphia, Dallas or Miami. Great if you want to raise a family or just get some peace and quiet. Its just that a lot of people think that they are going to be able to have all modern amenities they currently have in their area in Oil City. It is a great place and people shouldnt dis-respect it, but they should rent (for at least a few months) to get a feel before they move there. Excellent.

Exactly and if it was miami or chicago a small home would run half a mil there too. It has everything you need unless you're looking for a macys or bloomingdales then I guess not.

Wink Be careful who you hire in Oil City..

I recently invested into property in Oil City, I paid $4,500. for a 3 bedroom home. The house needed alot of T.L.C. inside and out.
Oil City is a great little town, but I couldn't understand at the time why housing prices were so cheep. I live in a very large town and property starts at prices in the $150,000. range.
Live and Learn as the saying goes!! First I hired a tree trimmer, (still laughing)
I recieved a phone call from the young man, and he told he was done and wanted to be paid, ( I live 10 hours away.) but something told me to hop in the car and go look for myself. So now I'm in my car sitting in front of my property in Oil City, What do I see! OMG''' My tree Trimmer made himself a swing, and is smoking something!!!!! calls me on my cell, and whats to know if I deposit any monies in his banking account.
I'm trying not to laugh out loud..
I asked him 'what are you smoking' at first he didn't get it" So I made him a deal, I told him to come down from his swing, get off my property, and I won't show the cops any pics.. HAH. You really have to be careful who you hire., by the way, this guy had in ad in the yellow pages..

I lived in Oil City and Franklin most of my life. I just moved away last fall, and I miss it a lot. The area is really small and quiet, and you have to be used to a slow life to appreciate life there. Prices are so low there for houses because the area is the poorest in all of Pennsylvania, and there's really not many jobs. There's nothing there, so no one wants those big beautiful victorians. But they're wonderful. I think I'll buy one someday and move back. The area is full of history.

Plus there are really great places to hike, swim, picnic and just have fun outside. I live in Jamestown NY now and it's shocking that there's no where to go and be outside here like there is in Venango county.
