Be careful building a home in Pocono..
I want to tell people what others don't, when building a new home in the poconos. You are better off buying a home that's built already and remodeling what you like. Before the building starts you have your first closing on a construction loan and you pay on that. when the bank makes the first payment to the builders, you will then start making interest paymentts on your construction loan. So not only are you paying rent or mortgage where you are currently living, but also on the home being built.
Then you have to get builders insurance to protect the home being built.
Anything in the home you want changed to your liking Light fixtures, faucet fixtures, door knobs, cabinets, etc..anything you consider should be standard will cost you more. Because the builders will tell you it's an upgrade.
Not all homes you see in those Real Estate Books that advertise Home Prices on Newly Constructed Homes include Price of The HOME & THE LAND or With a Basement or just a Crawl Space. Not all homes will be completed with a Lawn and a Paved Driveway you will have to pay extra for that. The cost $5,000 or more.
Once the home is completely built you have a second closing which ends your construction loan and the start of your mortgage loan and your final payment on the interest of the construction loan. At this closing you are paying out another large sum and if you include this in your mortgage you are sending your monthly mortgage payment up even more.
Use your own lawyers, go through a bank instead of a mortgage company and get a home inspector before moving in and before this final closing.
If you are aware of this then this is not to inform you, My intention is only to give advice to first time home owners , people who have never been through this process and simply to help anyone even if it's just one person.
Also please don't listen to everyone who says poconos is totally bad because, like anywhere on this earth nothing is 100%. Do your own research, visit the area in the Daytime, Nightime and on the Weekends (FRIDAYS & Saturday Nights) most people stay home or go to church on Sundays.
This is the only way you will know what goes on in the neighborhood your considering.

Its true there are a lot of extra costs in building. People need to be aware of that.
Well, Septic...........are also a bit expense.
Builders change names........Make sure to look for a long time builder who has not had to resort to that. I've seen signage change overnight.
I agree mostly with Mom2. Except for the Sundays.........
Sunday is an active time for many who work all week long. Its shopping, movies, and visiting the kids. Lots of fairs and festivals are on Sundays also.
The Poconos have way more in entertainment then I had living in New Jersey......I'm never at a loss of things to do.

Your mess--was vert intersting. Regarding two mort, and of course areas that are good, im leaving a some what drug area, and want to stay as far from it as i can. Can you point me in the best posible areas in the poconos. Thanks mike.

unfortunately, drugs are everywhere.. doesn't matter how small the town.
But...regarding best possible areas in the Pocono's... I am partial to Saylorsburg, Kunkletown, Kresgeville, Brodheadsville. It's important to know what town is in what township, because the different townships vary greatly as far as taxes go. The first 3 locations I listed are mostly in Ross Township, which has the lowest taxes...and Brodheadsville is in Chestnuthill Township, and has one the highest taxes in Monroe County.
