Cam someone please suggest the best places to live in Yardley and Morrisville? I am looking to relocate next year with my husband and two young boys. Any suggestions?

There have been plenty of discussion threads about this area; check the search function above.

In a nutshell, if your kids are in school, you want to be in the Pennsbury School district. Morrisville is strange in that most of it is in the Morrisville School District (not good), some pieces of it are technically Falls Township, and they go to Pennsbury School district, and there are some sections that I could have sworn were Yardley/Lower Makefield, but they use Morrisville in their address (they are also in Pennsbury).

With each area you look at, be sure to confirm which school district it's in. And don't just go by zip code, it tells you nothing. Yardley/Lower Makefield has the same zip code as Morrisville.

Whether you go to Yardley or Morrisville, be aware that the sections right by the river have had horrible floods in recent years, and even if the house is on a higher lot, or raised up on pillars, you might still have to deal with mandatory flood evacuation if the river rises again. So stay at least a few blocks from the river.

Be aware that school taxes will be very high no matter which town you choose (even Morrisville has the nerve to charge a huge amount of taxes for their under-performing schools).

Aside from all that, you'll have to check the other threads, and specify what your price range is. Also go to realtor.com and use zip code 19067.
