Concerned about safety in Pine Ridge, Bushkill....
Hi... I am in the final stretch of negotiations on a house in pine ridge in Bushkill.. will be commuting to Jersey... I have been reading the Pocono newspapers online and am a bit concerned about the talk about gangs in the gated communities... tobyhanna was mentioned and also pine ridge where i am in negotiations ... any info or insight in as far as being a safe neighborhood would be appreciated greatly... thanks...

Hose in Pine Ridge
If I was you I wouldn't buy a house in here. The security guards are awsome they are on top of things, but I'm only talking about 3 of them. They know what they are doing, they are not tryng to make a name for themselves! Besides if you buy a house in here you'll find out. As quick as you moved in you won't think twice about moving out! Trust me...If I had a chance to leave the area, I would jump on it in a heartbeat! Don't make a foolish mistake, if you decide to move here, you'll have to find out how pine ridge is all on your own. I've lived here over 10 yrs. and what a horrible mistake!

Even if you can get over the safety issue I would be concerned about property values. Monroe County has one of the worst foreclosure problems in the Northeast. You can buy a 4-year old Cape Cod with 3 bedrooms 2.5 baths and a 2-car garage for $68,000 last time I looked at Realtor.com. The problem is that there are still lots of struggling homeowners out there with adjustable rate mortgages which were originated at teaser rates. Not only will these homeowners have to face a dramatic rate increase but they have negative equity as a glut of foreclosures on the market has driven down market values. As the balloons come due owners either write a check to reduce the balloon balance or default on the loan. It is a vicious cycle and will only get worse. Many working class families bought these homes with damaged, poor or no credit histories during the height of the real estate cycle and tightened mortgage lending standards means these buyers cannot refinance when rates reset or balloon payments are due. There are still lots of mortgages which were originated between 2004 and 2006 with 3-year and 5-year teaser periods that will expire between 2009 and 2011.

You just have to do what you have to do and have to learn from experience like I did. Maybe you may have a different experience than I, and a different outlook on the whole situation. There are gangs everywhere, no matter where you move or buy a house. It's really nice up here and alot to do, but from me living here I couldn't buy a house and live here forever.  My husband and I help a person who was badly hurt and the parents apreciated it very much so, but because of that we had to move away for almost a year for the saftey of our girls, but as long as we keep to ourselves with few good friends no one bothers us. So, what I'm telling you is do what you feel is nesassary and I hope you like it here, your experience could be different.

I wouldn't buy a home in Pine Ridge community, But I would buy a home in the bushkill area, you haven't been through the experiences my family and I have gone through living in Pine ridge.

Tonight there were heicopter around Crime ridge looking for a perp. A typical night there! And in Ranchlands some jerk was shooting his rifle in public!
