Default Home Sales (South Central PA)

We are moving to Chambersburg PA in a few weeks. We have had 4 showings and 4 offers on our current house here in Georgia and think we have it sold. We have made a trip to PA last month (October) for some house hunting and have searched Realtor.com until my eyes bleed. We really can't seem to find a house that calls us.

My question, or questions: Which type of homes seem to be the most poplular with home buyers in this area? Which features (land, outdoor living area, large sq footage, kitchens, etc) are buyers really keying in on?

We did well selling our current home. Buying on the water gave us the edge over other homes in this market. We are looking for things that may give the edge in the PA market. Yes, things change, but I thought it was worth asking.

Vincent

Upgraded kitchens and bath room are a big plus. The rest really depends on the buyers. No two are alike. what is interesting to one set turns anther off. However kitchens, bath rooms and garage seem to be a solid plus....

Try Century 21 in the Gettysburg area. They sometimes have listings for the Chambersburg area.

We moved to Chambersburg this past March and are very happy with our home. We went through Long and Foster in Chambersburg. Our realtor was excellent and was full of good info about the area.

The biggest thing we were looking for was a single family home, as we were selling our townhouse in MD. We wanted a newer or new house with a 2 car garage and at least a quarter acre of land. We were tired of no garage, our 20 year old TH, and neighbors all over us. Our area of MD was very hectic and overcrowded so we also wanted something more rural, but still in a development. We didn't want to live near the big box stores, which brought all the traffic past our MD house. That, plus 4 bedrooms, a basement, and public water were what we wanted.

We looked on the internet for at least 6 months, and came two Saturdays to actually look after we got a contract on our TH. We bought in East View Estates, which is near the mall. We found a house that had everything we wanted and more...and only 4 years old. It was also empty and ready to move into. There are some houses in the neighborhood up for sale now, some with seriously reduced prices, and at least one is empty.

Things we avoided...well water, septic systems, homes over about 5 years old, split levels, homes on main streets, small master baths, houses built close together, houses with no basement.

Hope this helps and good luck with your move! Please feel free to send me a message if you have any other questions/concerns about the area!
