Milford is getting "nailed" (nothing higher than I have ever dealt with in other areas) with electrical costs, due to Con Edison, the lovely electric company from NY, charging NY rates to the PA carrier. I personally don't think they have much to gripe about - JMHO.

Shohola however, has a different company, PPL- my bill runs 70.00 monthly now and I have propane heat/ac. Tafton is really cheap housing too, though I have never been up there. I have no idea if there are any jobs up there though - pretty slim pickins here in Milford are as it is unless you want walmart or home depot. My DH works in NY, I am at home mom for now.

Conasaugh lakes is very nice and is desirable. The taxes in Milford are still pretty low, though higher than Shohola. MK taxes are 2800.00 y/r for 240K house. I live in Walker Lake. It is realllly quiet here. Sitting on my back deck, I feel like I am lost in the woods. A very BUGGY woods I might add. And the deer here are like big dogs. They will come right up to you for food. There is also the occasional black bear.

I like community living, but would prefer an out of community house with acerage because I eventually want to have a few horses. But if you want some peace and quiet..and don't need the property for livestock community living will do!

About Marcel Lakes (Milford). They have public sewer, and the finances there are uncertain as to how they are going to expand their community and their public sewer! Just what I heard from the buzz around here, so investigate before you look at houses there.

My community dues are about 200/yr. Not bad at all. Some communities run as high as 1000, depending on what they offer. Many have tennis courts, outdoor pools, lakes, clubhouses, controlled access etc.

Beware that some realtors here try to count the unfinished basement as living space in their listings. Do your OWN investigating before you buy. And I heard to stay away from a certain builder. PM my if you want to know who- I don't want to get in trouble for mentioning names here!

We have been up looking at homes and I am very aware the count the basement as living space. What gets me is the open realestate market up there. We would see the same house listed with one realtor for 30000 less than what another realtor was offering. I am also use to living on acreage. How ever 1 acre would be just fine. My husband will also be commuting to NY I will be staying home with our children. I might look into something part time after the first year. My husband is Union plummer up there. We are moving for the benefits. I just fell in love with Milford. My inlaws have a cabin in Hawley so we come up every summer. Hawley is very cheap but nothing around I don't know if I could handle that. Thank you for your advice. How are the schools I heard Dingmans are good?

Boy Kim, the Wayne area has lots of homes with acreage but it would be a hike to NYC. When we are all up there we will have to have a bbq!! LOL

If you love the warm weather, Florida isn't bad! We are moving because of our Jobs...we own our own business and we can go anywhere. The wedding industry is much better up in NJ PA area.

Yes he will have a hike to work in NY. But housing is to much in NY and NJ. We need the benefits. (RETIREMENT). He runs a roofing company down here in Fla he dieing with the heat 15 years is just to much.

I would rate the school districts as being above average. My kids are not is school yet, but everyone out here raves about the school districs - including people from out of state. The schools in eastern orange county (NY) leave a LOT to be desired for which is why we moved from Walden area out here.

This Feb I was looking at a 2,000 sq ft raised ranch house with 2 car garage on 2.2 acres for 269K. It needed a little work (roof + new drywall in kitchen) , it had a nice yard, but was out of a community. It was in Milford - easy access to I-84. There are properties out here with 2+ acres, you just have to keep a close eye out and jump when you do find one!

Unless things have changed in the last couple years and I don't know it, Dingmans has its own elementary and junior high schools, but sends the kids to Milford (Westfall) for high school. The population in Dingmans is growing so I suspect it won't be too long before they have their own high school, if the plans aren't already in the works.
From what I hear from friends back home, the schools are pretty much the same as when I went (graduated 9 years ago). The high school has several AP (college credit) classes for students on the track for college. When I went, there was definitely a huge push for students to go to college. Crime and delinquency were low. My sister graduated 5 years ago and my brother, 2 years ago, and their experiences were similar to mine. Lots of afterschool activities for those who are interested. I went on to get my BA and in college, felt that I was as prepared or more prepared than most of my fellow students.

Millford sounds like a beautiful place to live, but we would like somewhere closer to an airport. Any suggestions?
