Default Is Millford Pa crowded?

Hey guys,
just wondering if Millford has homes with large properties like 2-3 acres?
Is it a crowded area and how far from Jersey?
As ya know, we are looking in Northern Wayne County and Also Pike County.
I want a home in the country and rural.

It is not crowded. I confuse the two in my head but I think Milford Borough is the center of Milford w/ more businesses, and Milford Township is the outskirts of Milford and more residential. The houses in the center of town tend to be on smaller lots (1/4 acre). On the outskirts of town, you can find houses on larger pieces of land (1-2 acres, occasionally more). Milford is a small town - Shohola is the town to the west, Westfall and Matamoras to the north, and Delaware and Dingmans townships (AKA Dingmans Ferry) to the south. All these towns except for Matamoras, you are likely to find plenty of houses on very large pieces of property. Milford is on the Delaware River and there is a toll bridge going right into NJ. Free to cross into NJ, and I think it is 75 cents to get back into PA. There are also bridges to NJ in Matamoras (free) and Dingmans (75 cents either way).

(#3 and #29 are exactly how downtown Milford looks in the spring - tons of those white flowering trees; #4, #5, and #13 are buildings in downtown Milford; #14 could happen anywhere in the area; #23 is a photo of part of the downtown Milford shopping area)

If you like newer construction in newer developments, your best bet is Westfall, where a couple of newer developments have sprung up New Jersey-style. Elsewhere there are newer houses but creating whole neighborhoods/developments/communities like they do in New Jersey is less common. The rest of the county has 1. older houses, some in great shape, some needing TLC; 2. new houses within established neighborhoods; and 3. lakeside communities, especially in Dingman/Delaware townships.

Larger stores like Super WalMart, KMart can be found in Westfall, and Westfall seems to be the designated town now to draw in businesses (they are building an Olive Garden and a Red Lobster - just a start of what is to come I am sure). You can also hop on I-80 and go to Middletown, NY to go to the mall, or you can go to the Rockaway Mall in NJ (there's a third mall in PA but I forget what town it is in.) All these malls are about 40 minutes from Milford.

A search on removed for houses in Milford on at least 2 acres of land came up with 25 pages of hits, but some of the houses were not really in Milford (many were in Dingman or Delaware townships, which is much more rural but is growing carefully - houses tend to be built well-spaced out and the local governments there are very anti-commercial/business).

If you check out this area, just be wary of Matamoras - it's a cute town but floods every so often, and doesn't have the nice downtown area of Milford or the rural, peaceful feel of Dingman/Delaware townships.

So, do any of the other areas flood, like Dingmans Ferry, etc. ?
We haven't looked in those areas but I just might want to now with all the great info you gave me~!

The pictures came right up for me; I copied and pasted the link into my address bar. I'm no computer expert so I have no idea.

A year or two ago the Delaware flooded very badly - it was so bad we had problems here in the Trenton/Princeton NJ area too which is unusual. Matamoras got slammed, Westfall flooded a bit - roads were not driveable - but I did not hear much about many homes sustaining major damage. Life went on as it had been right after. Milford, and especially Shohola, Dingmans, and Delaware are relatively safe from flooding because they have higher elevations. Basement dampness is not uncommon, especially for those who live very close to the river or a lake, but hearing of anything serious from flooding in the area is unusual. My mom still lives in Dingmans; about 2-3x a year a stream just around the corner from her overflows into the street - it is no problem to drive through, just makes a big puddle in the road. That is about the worst of it. People up there worry a lot more about snow/blizzards than flooding.

Note that all but one of these pictures are of Matamoras; also please remember that this level of flooding occurs 1-2x a century (I don't want to scare you!):

Snowfall has the opposite effect - Matamoras and Westfall get a little, Milford gets some, and Shohola, Dingmans, and Delaware Townships get a ton. I lived in Dingmans Ferry and it was not unusual to wake up and have school be closed because there were 4" - 5" of snow on the ground and the roads were covered, but friends in Milford/Matamoras would call and say they only got 1"-2" of snow and their roads had been cleared.

I live in Shohola. We bought a new built house on .6 acres for 240K this year, it is about 1500 sq ft, stick built.

I have found houses with 2-4 acres here for around the 300K+ mark, most homes here are in a community, so the parecls are a bit smaller. Houses outside of a community generally cost a bit more.

Our .6 acres is very private, and the nearest neighbor is about 500 ft away, so don't automatically discount a home because of the acerage. There are also a ton of greenbelts in the area, which is basically open land, not open to development. There is also a strong movement in this community to keep things quiet and private, many landowners are buying up land next to their lots to keep the population down.

We also have a 100 acre lake at our disposal, Wild Acres community (Dingman's Ferry) has an indoor pool FYI, as does Fox Run (i think) in Lord's Valley. I would suggest using Century 21 real estate - Roy B Hull, in Milford - Heiblem was the last name of our agent.

Happy househunting! & P.S - If you want extra property you might want to consider Sparrowbush NY or Greenville, where you may be able to find 10+ acres.

We also plan on moving up from Fla. Conashua Lakes is also nice. Wild Acres was a little run down for me. We did look at a couple of homes in Pocono Forest Lakes not bad. I really liked Oak Ridge no lakes very small comm. very close to Milford. Milford is lovely. I can't wait to move. Winnie what are your thoughts on living in a community. I know I have read on other forums that Milford is getting hit very hard with electric cost. Let me know. Thank you in advance.
