Question What about Coatesville???

Our realtor last night told us that Coatesville is the newest up and coming area. There seem to be some nice properties there too.

William shivers is on a distinguished road
both pottstown and coastesville are areas that have been in decline for years. they have no where to go but up. There are parts of each town that are improving. But neither are considered good areas. As a realtor I am guessing that your price range is lower and this is why your realtor has suggested these areas. You might also look at collegville and royersford.

Go to Lancaster Co.
Coatesville is a MESS !! It was a dead town when the steel mills died and now it is a dead town that has been ravaged by crack. The schools are scary. Unless your realtor means some of the outlying areas they are very mistaken in thier desrciption of Coatesville. The mismanagement and uncontrolled development outside the city limits have driven property, service and school taxes astronomically high in the huge surrounding C-Ville school district area. They will / have continued to rise.
Again, Lanco is just 10 miles up the road. A much better investment.
I just moved from the C-Ville school district area of Sadsbury PA so I know what I speak of !!

It's a bit north of Coatesville, less expensive than some of the surrounding areas of Coatesville. The school system, Twin Valley is very good. Right off the turnpike, so an easy commute.

The rural parts of Coatesville are nice, but I'm not sure of the schools. The bad parts are very bad.
