Gettysburg/Adams County is a micropolitan statistical area (not part of a Federally defined metro area). The cable TV channels mostly come from the Harrisburg/Lancaster/York market, although I see the Baltimore NBC channel also comes through on the local Comcast/TV Guide listing. In a nice touch if you happen to work for the Federal Government in this area, it's considered part of the Washington, DC pay locality:

Development spilling over the Mason-Dixon Line has been much more intensive in both York County to the east, and Franklin County to the west, than it has around Gettysburg. The
http://www.nps.gov/gett occupies most of the land that in other communities is devoted to marginal suburban development. Fairly strict zoning in the surrounding townships serves as an additional buffer. There's been no big hurry to create such things as sewer systems to promote additional development, either. So the growth there while noticeable especially to long term residents, is much slower than the surrounding area.

Northern Adams County still retains much of its industrial orchards and processing plants, especially
Knouse Foodservice: Plant Locator The National Apple Harvest Festival is a big deal. Hispanics contribute a noticeable element to the community. Arsenic and other pesticides have been liberally applied in the past. In some areas, water well yields are pretty low, in others the water is contaminated with pesticides and nitrates. So there could be many site specific issues with rural land in this locality.
Nearby Hanover is a surprisingly big small town for being off the main highways. Probably because a lot of the growth in population and industry that might otherwise have occurred in Gettysburg over the past 150 years was diverted there.
Folks certainly do commute to Harrisburg or the DC area from Adams County. Farm work after a commute like those sounds like a long day to me. But it's a matter of priorities.
I'm sure one can find farms or land for sale on a realtor search of Gettysburg out 20 miles. It won't be the cheapest land in PA.
