The term "borough" is simply PA's way of separating a smaller, urbanized town into its own governing body from the larger, more rural townships. In most other states (probably including FL) you have cities and anyone living in the unincorporated areas outside of the city limits is under the jurisdiction of the county. In PA (as well as NJ, OH, MI, IL, MN, and IN) the outlying areas outside of the towns are all divided into large, self-governed communities called "townships", which are not controlled by the county. If you are looking to live "in-town", I'd highly recommend Montrose. I've only been through the borough once, but I was highly impressed with its charming character and quaint little downtown area. It's also an easy commute to either Binghamton, NY or Scranton for work, sporting events, cultural opportunities, etc. via I-81. I also like Forest City, which is only about a mile from both the Wayne County and Lackawanna County borders, giving you convenience to Honesdale, Carbondale, and Scranton without all of the crowding.

To address your flooding concerns, there aren't any major rivers flowing through the county (The Susquehanna River, which caused many millions in damage last month, is just to the west and south). However, the communities of Great Bend, Great Bend Twp., and Hallstead, in the extreme north-central part of the county along the NY border saw some flooding due to a stream that runs through the area. Flooding is basically a non-issue in Susquehanna County because it lies ABOVE the more heavily-developed Scranton and Binghamton areas, so runoff concerns are very minimal; Just be wary of purchasing acreage with a creek or stream passing through it (or just above it).

By the way, if you plan on heading online to do some house-hunting, I'd use the map feature, (if one is available), to search for a home so you can see first-hand where these communities sit in the county and in relation to Binghamton and Scranton. Also, don't plug in township names in the search field, as most major real estate websites don't seem to recognize them. A safe bet would be to enter searches for Montrose, Susquehanna, Forest City, and the other boroughs in the county, as the neighboring townships' listings will normally be included under those communities, since they share zip codes with each other. The exceptions would be to type in "Harford", since it recognizes that as being Harford Twp., and the same goes for Springville, Clifford, and Gibson. Good luck!

I will be checking out the areas. I was looking on line and saw some nice homes. We would love a ranch with acreage out in the country. I will be doing my homework now!

You're quite welcome, Bamboo! ;o) I think you'll find just what you're looking for in that area at a VERY reasonable price (compared to pricey FL!) If you sell your home down there for around $250,000, you can live in extreme luxury up here. The type of home you're describing would probably only be around $200,000 in the Montrose area, so you'd probably end up a bit ahead! (Perhaps using the leftover funds to purchase a fixer-upper or two in-town somewhere and flip 'em for more money!)

Also, I just did a bit of searching on my own. In Clifford, the southernmost township in Susquehanna County (about 25 minutes from Scranton), I found a great listing for $212,500. The home has five bedrooms, 3 baths, 3,314 square feet, one acre of land, a 2-car garage, and a fireplace. I found this on www.realtor.com (broken link), so do your homework and you might just be surprised at what you find! To be honest, that price seems VERY low for such a large property, even with the low cost-of-living in Susquehanna County, so perhaps there's some sort of water, mold, etc. problem with the home?

There's also a beautiful home in Lenox Twp., listed by Semian & Gress Real Estate for $229,900. It's a newer, three-bedoom, 2.5 bath two-story on five acres of land. I know you wanted a ranch, but I'm just giving you another option.

Default Lake House

We live in New York and spend our weekends at our lake house in Bear Creek, PA. We absolutely love it. We recently purchased another house on the lake as our retirement home. Our old house is currently up for sale. The taxes are very low approximately $800 per year unheard of in the New York area. I highly recommend PA and we are on the out skirts of the Pocono. No crime one can leave there doors open. Great place to raise kids. Our property borders on miles and miles of state game land and a lake.

"Zszumski", I'm assuming you're married to Bob Szumski? If so, then he used to live a few doors down from me here in Pittston Twp back in the '90s! Wow! Talk about a small world! LOL! I was actually out for a leisurely drive the other day and drove through Mountain Meadow Lake and on into Thornhurst, and I was SOOOOO relaxed! Granted, I cringed at the thought of how much gasoline I was using up, but it was worth it to escape the city for a brief while. LOL! Nice to meet you! I'm Paul, by the way.
