Default Montrose, PA area?

Hello, I am taking a quick look at Montrose area or other areas in northern Susquehanna County, or maybe eastern Bradford County...

Can anyone recommend some nice 'neighborhoods' with a decent school system. A house on 2-5 acres of land is what we are looking for, and we'd love to spend no more than 225K-250K. Preferably, an area with no home owner's association's or fees.

I have a home in clarks summit pa and love it, the school system is great, for 170' to 200's you can get a great home in a great neighborhood, it it a very nice safe area and will be retiring in oct07 from nyc law enforcement, the average house is on about 1/4 acre to 1/2 acre so i don't know how much you would have to spend for the 2-5 acres. I have a friend who lives in montrose and I had looked there, you could easily get an affordable home with land, BUT it is a very rural area, I did not care for it, not much there, I don't know what the school system is like . clarks summit is 5 miles from scranton ,has a small downtown with nice shops and restaurants, montrose is about 50 minutes from clarks summit( closer to binghamton) if you want any other info feel free to ask
