Default Downingtown, Caln Township Use and Occupancy

My wife and I are moving to Downingtown, PA. Specifically, Caln Township. I understand that they do a Use and Occupancy inspection prior to the sale. What if the Township’s U&O doesn’t include the safety concerns pointed out to us by the inspectors that we hired. Things like double-taps in the electrical panel, or the lack of joist hangers on the deck, or the use of nails rather than bolts to attach the front porch roof to the support beams. We have been told that as the new owners we aren’t liable for these hazards, that they are the seller’s responsibility, and that if the Township didn’t site the current owner, then they can not site us for these items. Any feedback would be most appreciated. Thanks.
