My husband and I are working on purchasing a house in Lansdale (he recently took a job in Blue Bell). We have one under contract and are working with our agent to deal with the inspection results and make a proposal to the sellers. The house is 30 years old, and as expected the inspections revealed flaws in various places, including the electrical system (a double-tapped circuit, for instance), and the radon inspection came back over the federal standard.

Does anyone know where I can find out what a seller's responsibilities are? I'm currently in VA, and don't know PA requirements. My agent says they're not required to fix things, it's what's worked out between buyer and seller (although it also depends on township rules). But it seems odd that you could live with or sell a house with a flawed electrical system and not be at all responsible for keeping it up to code. I tried to search on the internet but couldn't find what I was looking for.

Any help would be appreciated.

buyer beware, thats why you get a home inspection. the townships all have U&O use and occupance codes. usually not involving the elec system. The sellers are responsible for the work to fix the radon problem. but everything else is negotiable. the double tab is an easy fix and not that big an issue. unless there are serious issues with the inspection, use those items to negotiate a sellers assist to pay for some of your closing costs
