How can you decipher what areas are bad from good?
Can you give an idea of what areas are worse than others. How does anyone not familiar with the area tell what the city is and when looking for a home what areas to stay away from.
Coatesville has some beautiful homes. However, when checking out the crime rate on ZipRealty.com, it is horrendous...
Someone please help. I'd hate to get in and have a hard time getting out because of the bad rap the area has.
Can someone elaborate on the best areas, maybe main streets away from the riff raff?

Coatesville
I have lived in Downingtown my whole life and I now live in Exton
They are building townhouses like crazy around the city of Coatesville, PA
Coatesville city itself is a slum and I know they are building a few new houses in there but mostly it is not a safe place
I keep my windows up and door locked when I drive through there
My wife and I are looking to buy a townhouse in Coatesville even though I work in Malvern because the prices are still cheap..
Maybe since all this growth is happening around Coatesville, it may go into Coatesville city itself.. who knows
All i know is that there are a bunch of bad houses, old dormant mills and drug dealers and users around.

Sorry but in the past few months there have been several shootings in WC by Coatesville based drug dealers - so whoever said that Coatesville is an anomaly you are completely wrong. There is an obvious trickle down effect on all cities around Coatesville. Hell, Coatesville brings in like 1/4, 1/2 or possibly even more of the drugs that are in West Chester's streets.
Also, there has been an increase in gang violence in Coatesville recently. Kids have been claiming crip - I wonder how long it is til' it gets worse...
Oh yeah, I am 21 years old, and I know more about what goes on in the streets than you do... Unless you are a police officer in Coatesville or WC... and even then it seems like they don't know enough, if you know what I mean.

I was thinking about moving from a small town in PA to Parkesburg but after reading some of these comments, I am not sure that I want to. I have a young son who I do not want to see caught up with gangs and drugs. Not that there are not drugs in most towns but if there is a "trickle down" effect from surrounding areas, it may not be the best place to raise children.

Coatesville has to make some changes
I agree with CID. as a 21 year old homebuyer 2 years ago, my partner and i were looking to purchase our first home and the west end of Coatesville seemed to be a cute area with mostly retired Luken's steel employees living there. Now that i have had a taste of it for two years, we want the hell out!! My area is really cute and nice looking but if you even walk two blocks toward Coatesville it is flooded with section 8 housing projects. what a great job Coatesville city did with the housing project up on the hill. All that did was bring drugs and violence into the city. After a convorsation with my Grandmother about Coatesville city---she told me it used to be nice and they used to take the train and go shopping there in the 50's and 60's. what a big POS this town has become....i dont think it will ever change unless we get the section 8 projects out and the drugs-----im not waiting around to see though, we are moving to the mountains as soon as we can sell our house!
