Unhappy Bad Credit Looking for a Home for me and 3 children

I recently moved to the Fayetteville area and I have found a great job in the area making 13 an hour with possible promotion in 3 months to 20 and hour. I am currently living with my sister and she is about to deploy and I have to move out in 6 weeks. I start my job this week and I am concerned about where I am going to live. My sister has helped me out so far but in her eyes her patiences is wearing thin and so is mine. My credit is not great due to the fact that I have been living in Germany with my soon to be ex for the last 9 years and I was not always getting my mail and I have not worked in the past 5 years because my soon to be ex did not want me to work was one of those who believed that if i loved enough for both we would be good. He was the bread winner and I was a homemaker now that i have my freedom I am trying to do what I can. So I am starting out fresh like a newborn. I just want to be able to provide my children with a descent home and a life. I am enrolled in school and I am doing everything I can to get my life in order. Is there anyone who can tell about finding a place to live with deposit and first months rent. I would appreciate it

If you are looking to purchase a home, I would suggest talking to the folks at Countrywide Mortgage. I think they may be able to help.

Good luck!

If you are renting, most places will rent if you have someone with good credit sign as a guarantor (co-signer).

Couldn't you just take over your sister's lease?

That's a good idea, taking over your sister's lease, but, if not an option, I'd say just keep calling around to ones in the paper or local residential property managers. The thing is, once you find a place... pay ALWAYS with a check, keep a copy of each month's payment in a folder, pay all your utilities on time for a year at least, and then you would have an easier shot at purchasing after a year if you wanted to (having built up nontraditional credit lines). Paying in cash leaves no trail and it's harder that way in the end.

I'd wager a bet that her sister is living in military housing. So no, taking over her lease is not likely an option.

One of the sponsors of a show on talk radio about financial matters (The Dave Ramsey Show) is a mortgage company called Churchill Mortgage. They comment about the fact that they treat every customer individually and don't use the same set of standards (i.e. credit scores) for everyone. Here is their website: Welcome To Churchill Mortgage

If you've never listened to this show, it is the most useful financial advise I have ever heard and I think I would trust any of the sponsors that Dave reccommends.

My sister is buying this home and at first she wanted me to watch her home while she deployed but she is going through her own problems and taking it out on my children and myself and I can't subject my children to that. I know we all have stress but that doesn't mean take it out on others. And her monthly payments are 900 that is about 300 more than i have in my budget for a place to rent. But I did ask and consider it. But the the kid's and i need our own place. But thank you

This was very helpful. I found a place willing to rent to me. I explained that my credit was shot and I have a job, and that I know I can afford the rent. He said as long as I pay the rent he does not care about my credit. I explained that I have never been evicted just made some bad choices and trying to fix them. He was willing to help me and my children and I move in on the 1st of August. I am going to pay with check like you said to keep track of payments. So thank you very much and my children and I are happy to finally have a place of our own.
